The Following Are The Pro-Active Steps We Take To Get Your Home Sold:

  1. Stage your home and get it ready for pictures to be taken.
  2. Have our professional photographer take property pictures on a wide-angle camera to enhance the features of the home.  All pictures will be included in all print brochures and online marketing mediums including 360 degree virtual tour.
  3. Make a professional video of your home giving buyers an interactive tour of all of your home’s major features which will also be included in all online marketing mediums
  4. Design a custom website for your home where potential buyers can view complete properties details, pictures, detailed information, maps, and more on one convenient online site.
  5. Featured your home on ParklandParrot.com, which is the most visited real estate website in the City of Parkland, Florida.  I currently receive over 3,000 unique visitors to our website per month.
  6. Submit home to our local Multiple Listing Service where 45,000+ tri-county agents as well as agents from St Lucie County can view the property.
  7. Price your home competitively to open the market VS. narrowing the market.
  8. Promote your home at the RE/MAX company sales meeting.
  9. Develop a list of features of your home for the Brokers to showcase to their potential buyers.
  10. Design property brochure including all local demographics and schooling information along with a mortgage sheet to include in brochure box for buyers.
  11. Email a features sheet to the top tri-county agents in the marketplace for their potential buyers.
  12. Send out a Just Listed Postcard Campaign to surrounding Parkland neighbors to create a local buzz on your home.
  13. Design and publish online property flyer to be featured on major real estate websites including: Realtor.com (Featured), ParklandParrot.com, Craigslist.com, FloridaHomeTools.com, Remax.com, & More. (Client will receive all copies of online and print marketing)
  14. Suggest & advise as to any changes you may want to make in your property to make it more salable.
  15. Constantly update seller as to any changes in the marketplace.
  16. Internationally market home on various publications and online websites including WorldProperties.com.
  17. Advertise your home in my monthly community newsletter.
  18. Advertise your home in 10 other of my monthly community newsletters in Parkland and Coral Springs.
  19. Convert all advertisements into Spanish to market overseas and locally.
  20. Host Broker Open inviting the top-producing local Realtors to preview home and invite their buyers.
  21. Have home featured in the local online newspapers highlighting the unique features and benefits of the property.
  22. Prospect 3 hours per day and talk to 50 people per day looking for potential buyers.
  23. Contact over the next week my buyer leads, Center of Influences and Past Clients for their referrals and prospective buyers.
  24. Install monitored electronic Supra lockbox on front door.
  25. Whenever possible, pre-qualify the prospective Buyers.
  26. Keep seller aware of the various methods of financing that a buyer might want to use.
  27. Follow-up with the salespeople that have shown your home for their feedback and response.
  28. Represent seller on all offers presented and negotiate the best possible price and terms.
  29. Pre-qualify both buyer and mortgage lender to ensure that buyer is truly approved to purchase home.
  30. Handle all the follow-up after an executed contract with the mortgage company, title company, inspectors, appraisers and other closing procedures.
  31. Attend all inspections and meet appraiser in order to present comparable sales and home features/upgrades to ensure highest value for home.
  32. Attend Walk-through and closing.
  33. Deliver your check at closing.
