Why is it that the average sales price for a single family home increased by a median 7% in both Palm Beach and Broward County and a median 12% in Miami-Dade County, while sales in Palm Beach County were flat, sales dropped 4% in Broward County, and sales increased only 4% in Miami-Dade County? “Lawrence Yun, chief economist for the National Association of Realtors, attributes higher prices across the country to robust competition for low numbers of starter and move-up homes.” The demand for single family homes is high, but the supply is low, especially in the Broward County area, therefore driving the price of houses up. However, sellers are hoping to achieve the same high, somewhat unrealistic price recorded in 2005/2006, consequently causing buyers to become more discriminating. Although the market may soften, many believe we will not see another collapse of the market.
