There were 42 total single family resales for the month of July, 2012 ranging in price from $190,000 to $2,200,000. In June, 2012, there were a total 43 Parkland Single Family Resales. There was 1 less Parkland single family homes sold in the month of July, 2012 than in June, 2012. Among the June sales, 7 were distressed sales (bank foreclosures or short sales). 17% of all sales were distresses ones.
The Parkland real estate market continues to be selling very well. Homes sales have been consistently high in the past few months, as more and more buyers are moving into the area and looking to live the Parkland Lifestyle. There has also been a steady decrease in distressed sales in the City of Parkland. Inventory is at a record low level. Even with the school year just beginning, many buyers did not end up purchasing in Parkland during the Summer months. As a result, many buyers are actively looking to move to the city. If your home is still on the market for sale, please continue to make it available for showing, as your home can be under contract very soon!
The pre-construction real estate market is also picking up! Both Heron Bay and Parkland Golf & Country Club have seen an increase in sales in the past few months. I recently spoke with WCI Heron Bay’s project manager, who told me that they are almost completely sold out on their two projects Sawgrass Bay and and Somerset. WCI will be opening their next phase in the coming months. Standard Pacific homes also broke ground out by the Wedge area and start selling their inventory in early 2013. I will certainly let our readers know as soon as new inventory is available.
I also want to add to potential sellers that it is still a great time to sell your home. As I stated earlier, buyers are still very active in our city. Many residents consider selling after the holidays. I strongly advise potential sellers to list sooner than 2013, as more fellow homeowners will also decide to list their homes during this time. As a result, the competition will be greater resulting in possibly selling at a lower price point.
