There were 35 total single family sales for the month of September, 2014 ranging in price from $301,000 to $855,000. Among the September, 2014 sales, 4 were distressed sales (bank foreclosures or short sales). Last month, there were 28 total single family homes sales in Parkland, Florida. There was an 8% increase in home sales from last month. There were 6 total sales in the community of Parkland Isles.
Parkland Isles is one of the most popular communities in all of Parkland because it offers resort-style amenities, like Heron Bay, but at an affordable price. I think of Parkland Isles as the “Baby Heron Bay,” as it it a lot smaller community but still has a man-gate and many resort-style amenities including a clubhouse with on-site management, swimming pool, fitness center, basketball court, tennis courts, and much more. Parkland Isles also currently shares the same school of Park Trail Elementary for all new residents.
Like last month, there were more sales in the middle to eastern sections of Parkland including multiple sales in Grand Cypress Estates and Fox Ridge. Many northern home buyers consider the middle to eastern sections of Parkland, as these homes offer more lot size and larger interior square footage. Parkland neighborhoods, like Cypress Head, offer potential buyers many established custom homes that were built in the 1980’s to 1990 with lush landscaping with large trees and northern-style charm.
I see the Parkland single family real estate market continuing to be very busy for the final quarter of 2014. However, I have personally seen prices starting to level off in our city showing that the market could be settling as we get closer to the holiday season. f you are thinking about selling your home, DO NOT wait until January, 2015 to put your home on the market. Most people think that it is not a good time to sell during the holiday season. This theory is incorrect, as there are less homes on the market for sales and serious buyers during this time of year that could be looking for a home just like yours and looking to move to the city and live the Parkland Lifestyle.
