There were 24 total single family resales for the month of November, 2012 ranging in price from $250,100 to $1,136,000. In October, 2012, there were a total 36 Parkland Single Family Resales. There was 12 less Parkland single family homes sold in the month of November, 2012 than in October, 2012. Among the November sales, only 5 were distressed sales (bank foreclosures or short sales). 21% of all sales were distresses ones.
The drop in overall single family home sales in the City of Parkland is due to a couple factors. During the holiday season, many buyers are on hiatus celebrating the holidays with families and friends until the New Year. Also, many potential sellers have elected to wait until early 2013 in order to put their homes on the market. As a result, with the decline in home inventory and the smaller pool of current buyers, there has not been a lot of sales activity as of late.
But, today’s market is like no other. We have never seen as much real estate traffic in Parkland in the past few months. With pre-construction inventory coming on the market in early 2013 as well as resale home inventory, I project a strong first quarter of real estate in Parkland and the surrounding cities in West Broward County, Florida. If you are thinking about selling or buying a home, there has never been a better time, as interest rates are at record low levels enabling you to sell your current home at a high market value and then purchase a new home with a low mortgage interest payment.
This month, we have seen a decrease in distressed sales (bank foreclosures and short sales). As a result, the decline in distressed inventory is also indicative of the overall Parkland housing market rebounding!
