1. Price is the most important factor, as sellers should not overprice or underprice their home in order to allow for the most amount of buyer activity through the home. I always tell my sellers to price their homes close to their bottom line, as it will truly result in more showings and more offers. You could actually sell your home for more money by pricing it just right and not overpricing.
2. Product is the home itself. The home should be decluttered, staged, and available to be seen by all potential buyers. You only have seconds to make a first impression with buyers, so make sure that your agent helps you stage and present your home.
3. Promotion is important to truly expose your home to the masses. Listing agents must hire professional photographers and do videos on homes in order to present the home at its best angles and features in both print and online marketing.
Gone are the days where agents could take a few pictures on their personal camera and put the home on the MLS and then add a for sale sign in the front of homes.
