Why Zillow and Trulia Are Not The Best Sources For Buyers

Yesterday, I was quoted in the Sun-Sentinel article entitled, Expired listings: Another frustration for homebuyers, where buyers are getting frustrated with the real estate buying process.  With the real estate inventory being so low, active home buyers are surprised, and even confused, by the fact that homes in their particular price ranges are hard to come by in today’s real estate market.  There has been a 20% drop in just a year in the overall available real estate inventory in Broward County with a total of only 4,135 homes on the market for sale, as reported by the Greater Fort Lauderdale Realtors.

Homes are also selling more quickly and for top market dollar.  As a result, buyers are scrambling to find available homes before they are already sold.  With over 90% of home buyers using the Internet for their home search, real estate websites such as Zillow.com or Trulia.com are becoming popular destinations for potential buyers to research available homes for sale.  But, the problem is that many homes on these websites are already under contract or have sold.

For the Sentinel story, I researched a half of dozen of my own real estate listings and found that they were still showing available on Zillow and Trulia for months even though they were already under contract or even sold!  As a result, I can understand how buyers get frustrated when they go to these websites and think that the homes are truly available to see.  There is nothing more important than the trust and confidence from potential buyers with their real estate professional.  If buyers believe that their real estate agents are not sending them all of the available homes in their price ranges, then they will not want to work with that particular agent.

My team and I receive a lot of inquiries from our clients in regards to potential listings seen on these websites.  It is important to educate potential buyers that the true resource for available listings is either Realtor.com or, better yet, a real estate website with a direct link to the Internet Data Exchange (IDX) that is connected directly to the South Florida Realtor Boards.  When a new listing is loaded on the Multiple Listing Service (MLS), all South Florida Realtors from Dade, Broward, & Palm Beach County have immediate access to all of the available homes for sale.  As a result, if you are working with a local real estate agent, he/she can setup an automatic email notification when a particular home comes available in your price range and location.  Then, you and your agent can immediately go and see it before it sells to another buyer!

Zillow.com, Trulia.com and other online real estate websites are great resources to find out more information on areas, view maps, learn school grading, walk scores, etc.  But, to truly have the best access to homes that are on the market for sale, stick with a local real estate agent that will only provide you with truly available listings for you to see.  Then, you will not waist your time, as well as your real estate agent’s time, by researching unavailable, or sold, homes.  Click: Expired listings: Another frustration for homebuyers to read the full Sun-Sentinel article that I was quoted in yesterday.
