I have learned many lessons working on hundreds of real estate transactions. One thing for sure is that a buyer wants to buy a home for the lowest price, and the seller wants to sell for the highest price. As a result, many buyers come in with “low ball” offers. Despite the decrease in South Florida real estate inventory, potential buyers are still trying to submit low bids in the hopes that the sellers will come down on their asking prices.
I tell my sellers and buyers that is not where we start but where we ultimately end. In fact, this year alone I have had many deals put together where buyers submitted very low bids. Remember, if a potential buyer submits a formal offer in writing and provides a mortgage pre-approval letter and escrow deposit, he/she is personally attached to the home. If the buyer wants to buy the home and not loose it to another potential buyer, then the offer will have to be increased during the negotiation process.
