Three Important Questions To Ask Before Choosing Your Listing Agent

In the past year, we have seen a significant increase in overall real estate sales in South Florida.  Finally, after the bursting of the real estate bubble 6 years ago, the real estate market is rebounding and growing strength!

No longer are the days where buyers had dozens and dozens of available homes to choose from.  Just a year ago, potential buyers could be very patient and picky when looking for ideal homes.  With the decrease in available home inventory for sale, there is a lot of competition from buyers enabling sellers to command more money for their homes.

Now that the demand is increasing for homes, especially ones priced and presented well, potential sellers should be more diligent when hiring a real estate agent to market and sell their homes.  Ordinarily, sellers base their decisions on a recommendation from friends.  Decisions were also made based on which agents would do the job for the cheapest commission.  Now, more than ever, it is imperative to list your home with the most competent that can go the extra mile in order to sell your home for top market dollar and make your selling experience go as smoothly as possible.

Today, I was quoted in the Sun-Sentinel article entitled, Make these three queries before picking an agent providing questions all potential sellers should ask real estate professionals during the interviewing process.  Among the questions, below please find the top 3 that Sun-Sentinel writer, Paul Owers decided to publish:

  1. How much real estate have you sold in the past year? It is essential to work with an agent that has the necessary experience in selling in today’s market.  Make sure to ask how many homes the agent has sold in the past year in order to know if the agent works full-time in the business and averages at least 2-3 real estate transactions per month.
  2. How will you advertise my home? An experienced agent should offer a unique and customized marketing plan to help sell your home including both Internet and print advertisements.  Make sure to ask the agents for a written plan of action and ask how much the agent will personally spend in order to help create a buzz on your property and expose it to the masses.  Gone are the days when a real estate agent could merely place your home on the Multiple Listing Service (MLS) and take a few quick photos and just sit back and wait for a buyer to come along.  The National Association of Realtors performed a study back in 2011 that resulted in 9 out of 10 home buyers use the Internet to search for homes.  As a result, your agent should have a personal website as well as provide you with a list of the most popular online sites that your home will be featured on.
  3. How close are your sale prices to the list prices? The first 30-45 days when your home is on the market is the most pivotal time.  During this time period, you will receive the most attention from perspective buyers.  As a result, it is important that your asking price is correct from day one!  Make sure that your agent pulls recent comparable sales from the past 6 months and provides you with an accurate assessment of what your home should be listed and sold for.   My average list to sales price for my listings is 97%.  The agent you hire should be able to sell your home at least for 90 percent of the asking price.
