There were 38 total single family sales for the month of April 2012 ranging in price from $261,000 to $1,590,000. In April, 2012, there were a total 39 Parkland Single Family Homes. There was 1 less Parkland single family homes sold in the month of May, 2012 than in April, 2012. Among the May sales, 9 were distressed sales (bank foreclosures or short sales). 24% of all sales were distresses ones.

Parkland single family home market has been very strong for the past few months.  April and May, 2012 sales have been very consistent showing an increase in buyer activity along with a decrease in distressed sales.  In fact, there was only one bank foreclosure sale in the entire month of May in Parkland, Florida.  As a result, inventory is extremely low in our city.  Buyers are fighting to purchase great homes in various Parkland neighborhoods.

Other exciting real estate news is that there was again 4 homes that sold for over a million dollars in the month of May, 2012.  Even the luxury real estate homes are selling well.  Parkland offers many luxury communities for the most picky buyers.  We are seeing many luxury home sales in Heron Bay, Parkland Golf & Country Club, & Cypress Head.  Buyers are looking for newer as well as older communities.

I strongly believe that we will see a consistent, or even stronger, real estate market in the coming months.  In fact, we have approximately 60 days until the next school year starts.  Buyers want to move in before the next school year, so their families can get acclimated to a new home, community, and the City of Parkland.  As a result, if you are thinking about selling your home, now would be the best time to receive top market dollar!  Buyers will pay a premium in order to move into your home before the school year starts or just afterwards.  We have never seen a better time to sell and then buy another home.  No matter if you are downsizing and empty nesting or need a larger home for your growing family, NOW is the time.
