If I Sell My Parkland Florida Home – How Much Money Will I Net?

Selling My Parkland Florida Home – Now How Much Do I Net At Closing?

parkland-seller-net-sheetAre you considering putting your home on the market for sale?  When interviewing the right agent for the job of marketing and selling your home, it is imperative to ask the Realtor to provide you with a written seller net sheet.  Before enlisting the services of a local Realtor, make sure that your real estate professional goes over all of your selling fees.

Remember, you will have more seller fees besides paying a commission.  Below, please find an example of a seller net sheet with conservative fees that will be paid at closing for a real estate transaction in Parkland or Broward County, Florida:

Contract Sales Price:  $500,000 (Remember, your asking price could very well not be your ultimate sales price)
Estimated First & Second Mortgage Balance: $250,000 (Remember, look on your last mortgage statement or ask your bank for an estopel letter with your exact fees on your closing date)
Attorney & Document Preparation:  $750.00
Abstract Fee:  $250.00
State Document Stamps On The Deed:  $3,500 (0.007 X The Sales Price)
Broker Professional Fee:  $30,000 (6% – 3% to the listing agent / 3% to to the selling agent)
Association Payoff Fee:  $200 (If you live in a Homeowner’s association, you will be charged this fee to show you are paid up on your HOA dues).

Total Estimated Costs:  $316,200

Estimated Net Proceeds to Seller:  $183,800 ($500,000 Sales Price Minus $316,200 Fees)

Also, you pay your taxes in the rears, so you will be responsible to pay property taxes from January 1st to the day of closing.  You will also be responsible to pay your homeowner dues for the time that you live in your house until the day of closing.  After closing, the new buyers will pay the taxes, homeowner association dues, as well as their own homeowner’s insurance.

It is important that you are not left in the dark when it comes to the fees that you will pay at closing.  Make sure to ask for a seller net sheet at the listing appointment, so if you have any questions or concerns, you can have them answered at that time and not be upset at the 11th hour before your closing.
