Pine Tree Estates – Market Activity – 2010 To 2011

Since, we received a great response from our Parkland Real Estate profile on Parkland Isles, we wanted to discuss the Parkland community of Pine Tree Estates. Our team has sold many homes in Pine Tree Estates over the years, making it one of the most popular communities in all of Parkland, Florida.

In 2010, there was a total of 23 homes sold in Pine Tree Estates.  So far half way through the 2011 year, there has been 12 total home sales in the Pine Tree Estates community.  What does this mean?  Are there more sales taking place now than in 2010?  Where have prices gone from 2010 to 2011 in Pine Tree Estates?  Below, please see two charts:  The first is from 2010, and the second chart is from this year so far:
The highest priced home sale in 2010 was for $1,300,000, and the average sales price was $771,100.  The average home sold for 91% of the list price.  More and more home buyers are taking advantage of the record low prices and calling Pine Tree Estates home!  Below, please find the chart from January to present 2011:

The highest priced home sale so far in in 2011 was for $1,620,000, and the average sales price was $672,566.  The average home sold for 94% of the list price.  So far in 2011, the average sales price has only fallen by 3% from last year.  As a result, the Pine Tree Estates community has remained consistent in the average sales price for the past two years.  Overall homes sales should remain steady again for 2011.  So far, there has been 12 total sales half way through the year.

Pine Tree Estates is one of Parkland’s first prestigious communities with over 633 homes developed from 1974 to present.   There is no homeowner’s association in the community, allowing homeowners to build on and have horses on their properties.  Pine Tree Estates homes sites are on 1-3 acres lots located on the north and south side of Holmberg Road, 1/4 of a mile west of 441 to Riverside Drive, in the heart of Parkland.

There were 29 total single family sales for the month of March, 2011 ranging in price from $220,000 to $1,450,000. Last month, there were 33 total single family home sales. There were 4 less Parkland single family homes sold in the month of March, 2011 than in February, 2011. Among the March sales, 10 were distressed sales (bank foreclosures, short sales, or corporate owned properties). We have seen an increase in buyer activity in the Heron Bay community.  There were 9 total sales in Heron Bay for the month of March, 2011.  Buyers are seeing the many advantages of calling Heron Bay home for their families.  The resort-style amenities and great school district makes living in this community a priority.  Many younger buyers with small families are able to get great deals on Heron Bay homes.  Click here for more information on Heron Bay
