Buying Parkland Florida Homes Over The Internet
In the past two months, I have sold two listings where the buyers put offers on the homes site unseen. One was an international buyer from Canada and the other was from Maryland.
Due to the small amount of Parkland home inventory currently on the market, buyers, especially international buyers, are putting offers on properties without first seeing them in-person. This reminds me of the “good old days” of real estate when buyers were practically lining up to purchase homes, and they could not get their offers into the listing agents fast enough!
I strongly believe that these two recent site-unseen purchases are a direct result of our staging and professional photographs that we take for all of our listings. All of our Parkland real estate home listings are professionally photographed with a wide-angle lens camera. We also have many of our listings aerially photograph. As a result, our listings stand out above the competition and gives potential buyers a unique perspective of our home listings. Below, please see how these two listings were aerially photographed. Both buyers flew in to perform their inspections, and we are happy to announce that both listings closed. Now that inventory has reached a healthy level in Parkland, Florida, perhaps this is a sign of good things to come for the rest of the year and into 2012!

Sellers Riding Parkland Real Estate Roller Coaster?

Price Your Home Accordingly From Day One And Don’t Ride The Real Estate Roller Coaster
After closing our recent Pine Tree Estates home located at 6213 N.W. 63rd Way, Parkland, FL 33067 last week, I thought about how this particular seller rode the real estate roller coaster for the past few years. He had gone through three top-producing local Realtors, before our team listed and sold his home in under 50 days! He told me that they had an offer a year and a half ago for 1 million dollars, which he did not take! As a result, he ended up selling his home in the $800,000’s, which is top-market price today!
I performed some further research using the 33 single family homes that sold in December, 2009. On average, each home ended up selling for approximately 25% less than it was originally listed for. Of course, some sellers had their homes on the market in 2005 and had unrealistic expectations.
But, many of your fellow Parkland neighbors decided to ride the Parkland real estate roller coaster. Unfortunately, the price of the ticket costs tens of thousands of dollars!
We recently went to contract on our listing in North Pine Tree Estates located at 6920 N.W. 66th Ave, Parkland, FL 33067. We provided our sellers with this useful information about proper pricing. Fortunately, both of our recent sellers had their homes under contract in under 50 days!! Best news is that they did not have to ride the Parkland real estate roller coaster.
As home values continue to settle this year, sellers need to understand that pricing is imperative in today’s real estate market. It is very important to interview the right agent for the job of selling your home who is looking to actually SELL your listing and not just take your listing! Parkland Home Equity Is Not Money In The Bank
I hate to play financial adviser but ponder this thought:
If your banker told you that for the next 6-12 months that instead of giving you interest on your money, the bank would instead be pulling about 1-2% of your money out of the bank EVERY Month! What would you do?
If your home was a bank, it would tell you to immediately withdraw your hard-earned money! As the market continues to settle, many homeowners that did not purchase a home in the last four years and did not refinance their loans are truly in the driver’s seat! But, the only way to capitalize on homeowners’ good fortune is to sell while the equity is higher than it will be in the coming months.
We all watch and read the news! All the research points to the market continuing its adjustment phase. I strongly believe that our market will level in the next year or so and become like the market of early 1990’s. During the 1990’s, the real estate market did not appreciate at a rapid pace like it did five years ago.

Parkland Sellers Have Problem With Open Permits
I am representing a seller who installed a fence in his backyard a few years ago. Unfortunately, he neglected to double-check if the fencing company closed the permit with the city. After getting his home under contract, title was pulled on the property, and walla: an open permit.
There is only a week before closing, so we are rushing to get the proper paperwork filed to remove the open permit. ALWAYS remember when having any additions made to your house that you MUST make sure that the permits are closed on your property after the work is completed. Remember, make sure that you are provided with written proof that the permit has been closed with the city before you cut the final check for the service.
