For Sale By Owner Myths Answered By Parkland Real Estate Agent
Parkland Real Estate Agent Answers For Sale By Owner Myths

Before meeting our real estate sellers, some think about selling their home through For Sale By Owner. Recently, the Wall Street Journal reported that founder and former CEO of ForSaleByOwner.com, Colby Sambrotto, had to use the services of a local real estate professional in order to sell his New York apartment, because he could not sell it on his own as a For Sale By Owner (FSBO). Sambrotto, who is considered the founder of the concept of selling your home without the assistance of a real estate agent, has failed! After much reluctance to work with a Realtor on his own personal residence, Sambrotto paid a full 6% commission in order to get his home sold. In today’s market, Mr. Sambrotto, like many By Owner sellers, learned the hard way that selling your home without a professional is not the best way to move your home for top dollar in the fastest amount of time.
Let’s now look at a couple myths that Mr. Sambrotto, like many do it yourself home sellers, experienced:
Myth #1 – You Will Net More Money By Selling On Your Own
Most FSBO sites claim that you can save money on the commission by selling on your own. But, what happened to Mr. Sambrotto be shocking:
From the WSJ article:
“The broker, Jesse Buckler, said he told Mr. Sambrotto the apartment in the Lion’s Head building on West 19th Street near Sixth Avenue was priced too low and wasn’t drawing the right buyers.
By May, it went into contract, he said, after attracting multiple offers. It closed in the last few days for $150,000 more than the original asking price.”
Myth #2 – You Can Sell Your Home Alone Using Just The Internet
With the plethora of real estate websites on the Internet, hiring a real estate professional is not a necessity. Read below, to see what happened to Mr. Sambrotto, Mr. FSBO guru, after only depending on the Internet to sell his home:
From the WSJ article:
“Looking to move his family to the suburbs, [Mr. Sambrotto] said he carefully staged his apartment for sale himself, and put it on the market. But after using a mix of websites to publicize his apartment, he said he had only ‘middling success’ and switched to a broker because many buyers were so reliant on brokers.”
Bottom Line

Lack Of Good Listings For Sale In Parkland Florida

We are flattered to hear that many of our readers are using our website ParklandParrot.com as their ultimate source to search for available Parkland homes as well as to locate information on Parkland schools, businesses, parks and recreation, and so much more. As of late, many readers are inquiring about purchasing a home in the City of Parkland.
Currently, I am working with a few different families looking for the perfect Parkland home in various price ranges. Unfortunately for buyers, there has been a lack of overall inventory in the City of Parkland. Parkland is certainly a strong real estate market with less distressed properties (bank foreclosures and short sales) than other neighboring cities such as Coconut Creek and Coral Springs. Also, there is a lack of move-in-ready homes in Parkland.
As a result, if you are thinking about putting your home on the market for sale, then now is the perfect time. There are buyers anxiously awaiting to purchase a home just like yours! Our inventory is low, and buyers are willing to pull the triggers on purchases in our city!

If I Sell My Parkland Florida Home – How Much Money Will I Net?
Selling My Parkland Florida Home – Now How Much Do I Net At Closing?
Are you considering putting your home on the market for sale? When interviewing the right agent for the job of marketing and selling your home, it is imperative to ask the Realtor to provide you with a written seller net sheet. Before enlisting the services of a local Realtor, make sure that your real estate professional goes over all of your selling fees.
Remember, you will have more seller fees besides paying a commission. Below, please find an example of a seller net sheet with conservative fees that will be paid at closing for a real estate transaction in Parkland or Broward County, Florida:
Contract Sales Price: $500,000 (Remember, your asking price could very well not be your ultimate sales price)
Estimated First & Second Mortgage Balance: $250,000 (Remember, look on your last mortgage statement or ask your bank for an estopel letter with your exact fees on your closing date)
Attorney & Document Preparation: $750.00
Abstract Fee: $250.00
State Document Stamps On The Deed: $3,500 (0.007 X The Sales Price)
Broker Professional Fee: $30,000 (6% – 3% to the listing agent / 3% to to the selling agent)
Association Payoff Fee: $200 (If you live in a Homeowner’s association, you will be charged this fee to show you are paid up on your HOA dues).
Total Estimated Costs: $316,200
Estimated Net Proceeds to Seller: $183,800 ($500,000 Sales Price Minus $316,200 Fees)
Also, you pay your taxes in the rears, so you will be responsible to pay property taxes from January 1st to the day of closing. You will also be responsible to pay your homeowner dues for the time that you live in your house until the day of closing. After closing, the new buyers will pay the taxes, homeowner association dues, as well as their own homeowner’s insurance.
It is important that you are not left in the dark when it comes to the fees that you will pay at closing. Make sure to ask for a seller net sheet at the listing appointment, so if you have any questions or concerns, you can have them answered at that time and not be upset at the 11th hour before your closing. Don’t be left in the dark!
