Builder Standard Pacific Wins Bid To Build On 288 Acres In Parkland’s Wedge

Standard Pacific Homes Is Approved To Build 450 Residences In Parkland Wedge Area

parkland-florida-wedgeThis past Tuesday, Standard Pacific of Florida won approval to rezone 288 acres in Broward County’s area know as the wedge in Parkland, Florida.  This wedge-shaped area is located between County Line Road and Loxahatchee Road on 1,949 acres.  A recent House Bill 1315 permitted the boundary change from Palm Beach County to be annexeted into nearby Parkland.

The South Florida Business Journal reported that, “The Standard Pacific of Florida site is bound on the north by the Hillsboro Canal and Palm Beach County, on the east by a parcel that is currently home to grazing cattle, on the south by the Heron Bay residential community and on the west by a parcel that has agricultural uses.”

The new step for the builder is to seek approval from the City of Parkland to plat the site for future development.  Obviously, Standard Pacific will seek the proper city permits to being construction from Parkland’s planning and redevelopment division and the Parkland Commission.   The City of Parkland has already instituted a 178-page report detailing its master plan for “the wedge” that the it will soon control.

This is exciting news for the residents of Parkland and local businesses.  Parkland is growing at a rapid rate.  Nowhere else in South Florida has seen such an increase in building residential homes than in Parkland, Florida.  There has been tremendous success as of late with developments in Parkland Golf & Country Club, Heron Bay, & Centerline’s Parkland Reserve project.

Standard Pacific Homes is a California-based builder that has been building homes since 1965.  They currently have 3 South Florida pre-construction projects going on, including San Mellina, which is a single family community in Coconut Creek, Florida.  I will certainly keep the Parkland public abreast of further information on this project as it comes available.

Crazy To Even Think About New Preconstruction In Parkland?

I know what you are thinking about Parkland and Pre-Construction: Chinese Drywall?  Vacant Homes Sitting In Heron Bay and Parkland Golf & Country Club?

Well, have no fear, FINALLY, Centerline Homes in West Parkland is here!  Centerline recently released their new community, Parkland Reserve, a 168-home community in Parkland, conveniently located just of the Sawgrass Expressway.  Yesterday, the Sun-Sentinel did a story on the Parkland Reserve new development entitled No loan, no problem: Builder perseveres with Parkland project.  Centerline purchased the 75 acres last year after another developer defaulted on their loan.  Craig Perry, chief executive for Coral Springs-based Centerline, stated that they could not get the loan themselves at first for the new project.  Instead, Centerline, despite criticism, put up their own company money to “get the job done.”

FINALLY, we have a reputable developer that stands behind their work and does not disappear into the air when things gets tough in the real estate market.  Perry also stated that Centerline was able to put up their own money into the project, because they were not affected by the market downturn as other developers in Florida.

So far so good for Centerline.  Reportedly, they have 70 signed purchase agreements and 9 completed sales to date.  Prices range from $329,900 to $449,900, which I believe is affordable and competitive with the current Parkland state of the market.  Their smallest 3 bedroom, 2 bathroom, 2-car garage Acadia model is just under 1,900 square feet under air conditioning.
