<p style="text-align: left;">There were <strong>19</strong> total single family sales for the month of<strong> </strong>February <strong>2012</strong> ranging in price from <strong>$230,000 to $758,000</strong>.  In January, 2012, there were<a title="parkland-florida-real-estate-home-sales-january-2012" href="http://parklandparrot.com/2012/02/14/17-parkland-single-family-homes-sold-in-january-2012/" target="_blank"> 17 total single family home sales.</a> There were<strong> 2 </strong>more Parkland single family homes sold in the month of February, 2012 than in January, 2012.  Among the February sales, <strong>7</strong> were distressed sales (bank foreclosures or short sales).<strong> 37%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">We are seeing a decrease in the amount of distressed sales in Parkland, Florida.  As more and more distressed sales are sold, the overall Parkland real estate market will settle in the coming months.  Inventory is a record low levels in Parkland.  Buyers are also purchasing pre-construction homes in <a title="parkland-heron-bay-florida" href="http://parklandparrot.com/heron-bay/" target="_blank">Heron Bay</a>, <a title="parkland-golf-and-country-club" href="http://parklandparrot.com/parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a>, and <a title="parkland-reserve-florida" href="http://parklandparrot.com/parkland-neighborhoods/parkland-reserve/" target="_blank">Parkland Reserve</a>. Currently there are 194 total single family homes for sale in all of Parkland.  As a result, buyers do not have a plethora of available homes to choose from.</p>
<p style="text-align: left;">Parkland home listings that are priced and presented well sell in days, not months.  If you are currently thinking about selling your Parkland or South Florida home, now is the time.  Buyers are willing to pay at least market to above market value for homes in the city.  If you are an empty nester or need a larger home for your growing family, now is the ideal time to make the move.  Interest rates are at record low levels.  You will be able to sell your home for top market dollar, and then be able to take advantage of low interest rates when purchasing your next home.  It is a win win situation for all Parkland homeowners.</p>
<p style="text-align: left;">The Parkland and South Florida real estate market will pick up even more as Spring is here.  More buyers will be entering the market in the coming weeks and months.  Inventory will increase, but I do not believe it will increase enough to meet the large demand of buyers looking to call Parkland their home!</p>

<p style="text-align: left;">As I have stated in past market update blog posts, I certainly see the overall Parkland real estate market stabilizing this year.  In many Parkland communities, we are already seeing this settlement along with some price increases.  Parkland is one of the most desirable areas in all of South Florida.  It is more stable than neighboring areas such as Coral Springs or Coconut Creek. More and more people are looking to call Parkland home and live the <a title="live-in-parkland-florida" href="http://parklandparrot.com/2010/11/04/what-is-the-parkland-florida-lifestyle/" target="_blank"><strong>Parkland Lifestyle</strong></a>. With excellent schools, many parks, and a plethora of other activities for the entire family to enjoy, Parkland will continue to grow and become one of the most sought-after communities in South Florida.</p>

<p style="text-align: left;">There were <strong>17</strong> total single family sales for the month of<strong> </strong>January <strong>2012</strong> ranging in price from <strong>$269,000 to $650,000</strong> In December, 2011, there were<a title="parkland-florida-real-estate-home-sales-december-2011" href="http://parklandparrot.com/2012/01/17/31-parkland-single-family-homes-sold-in-december-2011/" target="_blank"> 31 total single family home sales.</a> There were<strong> 14 </strong>less Parkland single family homes sold in the month of January, 2011 than in December, 2011. Among the January sales, <strong>7</strong> were distressed sales (bank foreclosures or short sales).<strong> 41%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">There was a large increase in distressed sales from last month in the City of Parkland.  I believe that this is a good thing for the overall real estate market, as more and more properties that were not being well-kept, and even vacant, are now owned by homeowners that will take much better care of the properties.  The real estate market does not start picking up until the end of Fall and into the Spring months.  As a result, there were only 17 total single family sales in Parkland, Florida for January, 2012.</p>
<p style="text-align: left;">Inventory is very low right now.  I am telling many sellers that are thinking about putting their homes on the market to do so now as opposed to later this year, as there will be a larger inventory of homes for sale, especially bank foreclosure listings.  Motivated buyers have less and less inventory to choose from.  Banks are set to release more of their bank-owned inventory in the coming months.  If you are in the market for home, now is also a great time to start looking as interest rates are still under 4%.  I am also telling clients that are currently renting to speak with a mortgage lender, as you may be able to spend less money per month and be able to be a homeowner.  Now is the time to get educated and speak with both a mortgage and real estate professional.</p>

<p style="text-align: left;">As more and more distressed Parkland real estate inventory is selling and coming off the market, I foresee the overall Parkland and South Florida single family home market stabilizing by the end of 2012.  In some areas of Parkland, it is already happening!  Parkland is also a very desirable area to call home as the city is more stable than neighboring areas such as Coral Springs or Coconut Creek. More and more people are looking to call Parkland home and live the <a title="live-in-parkland-florida" href="http://parklandparrot.com/2010/11/04/what-is-the-parkland-florida-lifestyle/" target="_blank"><strong>Parkland Lifestyle</strong></a>. With excellent schools, many parks, and a plethora of other activities for the entire family to enjoy, Parkland will continue to grow and become one of the most sought-after communities in South Florida.</p>

<p style="text-align: left">There were <strong>36</strong> total single family sales for the month of<strong> April,  2011</strong> ranging in price from $189,999 to $900,000. Last month, there were<a title="parkland-fl-real-estate-home-sales-december-2010" href="http://parklandparrot.com/2011/01/06/parkland-real-estate-home-market-update-december-2010/" target="_blank"> </a><a title="parkland-real-estate-home-sales-april-2011" href="http://parklandparrot.com/2011/05/09/30-parkland-florida-homes-sold-in-april-2011/" target="_blank">30 total single family home sales.</a> There was 6 more  Parkland  single family homes sold in the month of May, 2011 than in April, 2011. Among the May sales, 18 were distressed sales (bank foreclosures, short sales, or corporate owned properties). 50% of all sales were distresses one, which is approximately 1/4 of an increase from last month&#8217;s sales.   Banks and lending institutions are starting to get with the program in regards to negotiating short sales, which is a very good thing for the overall stability of the Parkland real estate market.  11 of the 18 distressed sales were short sales and were mostly in the price ranges of $200,000&#8217;s to $400,000&#8217;s.</p>
<p>Also, we have definitely seen an increase in buyer activity in Parkland&#8217;s <a title="parkland-heron-bay-florida" href="http://parklandparrot.com/heron-bay/" target="_blank">Heron Bay community</a>, where 12 of the 30 sales took place for the month of May, 2011. <p style="text-align: left">Among the 29 sales for the month of September, approximately half (14) of the sold homes were located in <strong><a title="heron-bay-parkland" href="../parkland-neighborhoods/heron-bay/" target="_blank">Heron Bay</a></strong> &amp; <strong><a title="parkland-golf-and-country-club" href="../parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a></strong>.   Like, the previous months, many of the short sales and foreclosures are  located in both of these communities.  With all the buzz surrounding  the great sales success for the new pre-construction homes at <a title="parkland-reserve-preconstruction-homes" href="http://parklandparrot.com/parkland-neighborhoods/parkland-reserve/" target="_blank"><strong>Parkland  Reserve</strong></a>, many buyers are looking to purchase in West Parkland.  As a  result, more and more Parkland home inventory is selling, which again  helps the overall Parkland real estate market, which is still absorbing  the short sales and foreclosures.</p>
<p style="text-align: left">The distressed sales (short sales or bank  foreclosures) in Parkland have been moving at a faster pace than in  previous months.  13 of the 29 total home single family home sales were  distressed. Hopefully, as this inventory is sold to end users, the  overall Parkland real estate market will continue to improve.</p>

<h3>August, 2010 Parkland Single Family Real Estate Market Update</h3>
<p style="text-align: left"><img class="aligncenter size-full wp-image-1901" src="http://parklandparrot.com/files/2010/10/parkland-august-real-estate-sales.jpg" alt="parkland--real-estate-sales-august-2010" width="540" height="975" />There were 35 total single family sales for the month of August, 2010 ranging in price from $240,020 to $1,100,000. Last month, there were  <a title="parkland-home-sales-july-2010" href="http://parklandparrot.com/2010/08/06/parkland-real-estate-home-market-update-july-2010/" target="_blank">39 total single family home sales</a>. There were 4 less Parkland single family home sales in the month of August than in July, 2010.</p>
<p style="text-align: left">Among the 35 sales for the month of July, 16 sales were located in <a title="heron-bay-parkland" href="../parkland-neighborhoods/heron-bay/" target="_blank">Heron Bay</a> &amp; <a title="parkland-golf-and-country-club" href="../parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a>.  Many of the short sales and foreclosures are located in these two communities.  Buyers continue to purchase these homes at record low prices.  The buyer activity in these two communities has been very consistent for the past 6 months, which is great news for the overall Parkland real estate market.</p>
<p style="text-align: left">Both the short sale and bank foreclosure inventory has been moving.  As a result, 20 of the 35 Parkland single family homes sold in the month of August have been distressed sales (short sales or bank foreclosures).</p>

There were 4 less Parkland  single family home sales in the month of July than in June, 2010.</p>

<p>Sales momentum has continued, as more buyers are purchasing in the <a title="city-of-parkland-florida" href="http://cityofparkland.org" target="_blank">City of Parkland</a>.  There were 11 more sales in May than in April!  Among the sales, 8 sales were in <a title="parkland-golf-and-country-club-homes" href="http://parklandparrot.com/parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a>, and 14 sales were in <a title="parkland-heron-bay-homes" href="http://parklandparrot.com/parkland-neighborhoods/heron-bay/" target="_blank">Heron Bay</a>.  With over half of the sales in May, 2010 in these two communities, Parkland is on fire!</p>

Other good news is that sales in Parkland Communities: Heron Bay and Parkland Golf &amp; Country Club have increased making 2010 much better than 2009.</p>

<p>Great news is that Parkland had <strong>16</strong> more total single family home sales in March than in <a title="parkland-real-estate-sales-february-2010" href="http://parklandparrot.com/2010/03/03/parkland-real-estate-home-market-update-february-2010/" target="_blank"><strong>February</strong></a> of this year. We have increased our sales momentum, which is good for our overall market.  Let&#8217;s hope that this boost in sales continues in the coming months!</p>
