There were 40 total single family sales for the month of May, 2010 ranging in price from $190,000 to $1,120,000.  Last month, there were 29 total single family home sales.

Sales momentum has continued, as more buyers are purchasing in the City of Parkland.  There were 11 more sales in May than in April!  Among the sales, 8 sales were in Parkland Golf & Country Club, and 14 sales were in Heron Bay.  With over half of the sales in May, 2010 in these two communities, Parkland is on fire!

We keep telling our perspective purchasers to get off the real estate fence and buy their dream home in Parkland as interest rates are down and prices are still at record lows!

Parkland Residents Enjoy Monthly Concert Series

parkland-concert-pine-trails-parkThe City of Parkland spoils its residents with many events and get-togethers.  One of the most popular events during the year is Parkland’s Monthly Concert Series

This past Saturday evening from 7:00 p.m. to 8:30 p.m., a Rod Stewart Tribute Band rocked the crowd of over 300 people at Pine Trails Park Amphitheater.  The band played many hits, which the audience enjoyed!

Residents can also be entertained by some the best local and regional performers in Florida at the Concerts in the Park each month during the year.  Past performers were Grammy award-winning artist Christopher Cross and many tribute bands of popular music groups.

The Parkland Concerts in the Park is a family event, where residents bring lawn chairs and blankets, as they are serenaded by rock, country, jazz, and Caribbean bands! Summer Is Almost Here, Enroll Your Children In Parkland Summer Camp


Calling All Parkland Parents!  Summer Is Almost Here, So Book Your Child In Parkland Summer Camp Now!

Looking for a great way for your kids to have fun for the Summer?  Look no further than your backyard run by the City of Parkland.  Parkland Kids Camp is a summer recreational program for children ages 5-11 (Kindergarten through 6th Grade).  The Parkland City programs are located at Westglades Middle School and Heron Heights Elementary School.

Your child will be placed in a group of no more than 25 campers with three supervising counselors.  The ratio of camper to counselor is 8 to 1.  Campers must be at least five years old by June 21, 2010 to enroll in the program.  Camp hours run from 8:30 a.m. to 4:00 p.m. with extended hours available until 5:00 p.m.  To learn more about the program, please click: Parkland Kids Camp for complete details, fees, and for an informational packet.

The City of Parkland is a great place to raise a family with its plethora of pars and recreational activities for Parkland residents.  Parkland Kids Camp is another exciting opportunity forParkland residents to send their children to a convenient and fun Summer program right in their backyards.

Parkland Real Estate  Sales Momentum Continues For April, 2010: 29 Total Single Family Sales

There were 29 total single family sales for the month of April, 2010 ranging in price from $260,000 to $1,060,000.

Great news is that Parkland continues to have more sales in the past few months than in 2009.  Last month, there were 35 total single family home sales. Other good news is that sales in Parkland Communities: Heron Bay and Parkland Golf & Country Club have increased making 2010 much better than 2009.

It is truly a great time to buy and sell real estate in Parkland.

Parkland Real Estate Home Market Update March 2010

Calling all Parkland and South Florida Buyers! Parkland Real Estate Is On Fire!  35 Single Family Sales In The Month Of March.

march2010marketupdateThere were 35 total single family sales for the month of March, 2010 ranging in price from $50,000 to $1,380,000.  2 of the closed sales for the amount of $148,000 and $50,000 were homes that had significant fire damage and will need to be rebuilt.

Great news is that Parkland had 16 more total single family home sales in March than in February of this year. We have increased our sales momentum, which is good for our overall market.  Let’s hope that this boost in sales continues in the coming months!

Parkland Real Estate Home Market Update February 2010

There were 19 total sales for the month of February, 2010 ranging in price from $216,000 to $1,650,000.  Of the total sales in the month of February, 11 were regular sales, 5 were short sales, and 3 were bank foreclosure sales.

Good news is that Parkland had 9 more total single family home sales in February than in January of this year. We have increased our sales momentum, which is good for our overall market.

Unfortunately, of the total 19 sales, 8 of them were distressed sales which proves that short sales and bank foreclosures will continue to have a negative impact on the real estate market.

On a brighter note, we expect to see more sales in the next three months as sales momentum from buyers should increase due to low interest rates, the $8,000 first time home buyer tax credit, and knowing that FHA mortgage guidelines will tighten in the Spring and Summer months making now the best time to get off the fence and buy a Parkland home.

Parkland Real Estate Market Update January 2010

There were only 10 total sales for the month of January, 2010 ranging in price from $365,000 to $1,800,000.

Of the total sales in the month of January, 9 were regular sales and only 1 was a short sale.  We have gotten off to a slow start, but this is typical for the first month of the year.  We are looking for a strong rebound in Parkland sales in the coming months.

We closed our listing at 6213 N.W. 63rd Way in the month of January for $805,000 (see chart in green).

Sellers Riding Parkland Real Estate Roller Coaster?

Price Your Home Accordingly From Day One And Don’t Ride The Real Estate Roller Coaster

After closing our recent Pine Tree Estates home located at 6213 N.W. 63rd Way, Parkland, FL 33067 last week, I thought about how this particular seller rode the real estate roller coaster for the past few years.  He had gone through three top-producing local Realtors, before our team listed and sold his home in under 50 days!  He told me that they had an offer a year and a half ago for 1 million dollars, which he did not take!  As a result, he ended up selling his home in the $800,000’s, which is top-market price today!

I performed some further research using the 33 single family homes that sold in December, 2009. On average, each home ended up selling for approximately 25% less than it was originally listed for.  Of course, some sellers had their homes on the market in 2005 and had unrealistic expectations.

But, many of your fellow Parkland neighbors decided to ride the Parkland real estate roller coaster.  Unfortunately, the price of the ticket costs tens of thousands of dollars!

We recently went to contract on our listing in North Pine Tree Estates located at 6920 N.W. 66th Ave, Parkland, FL 33067.  We provided our sellers with this useful information about proper pricing.  Fortunately, both of our recent sellers had their homes under contract in under 50 days!! Best news is that they did not have to ride the Parkland real estate roller coaster.

As home values continue to settle this year, sellers need to understand that pricing is imperative in today’s real estate market.  It is very important to interview the right agent for the job of selling your home who is looking to actually SELL your listing and not just take your listing! Or else, you, your family, and your Realtor should be prepared to buckle up and ride the real estate roller coaster! Are you afraid of heights?

Parkland Real Estate Home Sales Update December 2009

There were 31 total single family sales in Parkland ranging from $232,000 to $875,000. 6 were Short Sales, 8 Foreclosures, and 17 Regular Sales.  55% of the homes that sold were Regular Sales, and 45% were Distressed Sales.

There were exactly 31 single family sales in the month of November in Parkland.  There were 5 more regular sales and 5 less distressed sales in the the month of December.  Prices have been continue to decline, as sales are increasing.  Many of the distressed sales were in the lower price ranges between $230,000’s to $330,00’s.

We are again glad to see that home sales have continued to pick up in Heron Bay and Parkland Golf & Country Club.  Let’s hope the Parkland real estate market continues to improve, and sales continue to rise.

Parkland Real Estate Market Update For November 2009

31 Parkland Single Family Sales In November, 2009

There were 31 total single family sales in Parkland ranging from $280,000 to 1.2 million.  13 were Short Sales, 6 Foreclosures, and 12 Regular Sales.  39% of the homes that sold were Regular Sales, and 61% were Distressed Sales.

There were 13 more sales in the month of November than in the month of October, which is great news! Other exciting news is that there were many sales this past month in both Heron Bay and Parkland Golf & Country Club.  16 Sales alone were in Heron Bay, and 6 Sales were in Parkland Golf & Country Club.  These two communities have been affected by Chinese Drywall, and FINALLY both communities are showing signs of life in closed sales!  Both communities offer tremendous amounts of upgrades and resort-style amenities for residents.

With 61% of ALL sales being foreclosures and short sales, this trend will certainly continue into the New Year.  Overall, I am very pleased with an increase in sales for the month of November.  Sales are actually picking up, and I hope this trend continues into 2010!
