There were 40 total single family sales for the month of August, 2011 ranging in price from $235,000 to $4,000,000 (Click Here To View Details On 4 Million Dollar BBB Ranches Sale). Last month, there were 32 total single family home sales. There were 8 more Parkland single family homes sold in the month of August, 2011 than in July, 2011. Among the August sales, 18 were distressed sales (bank foreclosures, short sales, or corporate owned properties). 45% of all sales were distresses ones.

Homes sales have increased in Parkland Golf & Country Club.  Among the Parkland homes sold in August, 8 were in Parkland Golf & Country Club.  Since builder Toll Brothers took over the project, there have been an increase in overall sales in the community, which is excellent for the overall real estate market in the City of Parkland, Florida.

There was also 12 homes sold in Heron Bay in the month of August, 2011.  We have discussed in past articles that many home buyers have called Heron Bay home in the past year, as prices have become very affordable in this community. Heron Bay homeowners enjoy resort-style amenities in an exclusive man-gated community.  We have also been informing our clients that: It is ironic, but now is the best time to sell or buy Parkland real estate this Summer. With low mortgage rates and homes at affordable prices, more and more buyers can call Parkland home and live the Parkland Lifestyle.

1.  Credibility & Honesty (You Want The Truth)
Your relationship with your local real estate expert is imperative, as the agent can be a wealth of knowledge in the local market.  But, you must work with a real estate professional that will deal honestly and fairly with you and not push you towards a particular home or community.  Remember, you are the boss!  There is still a quantity of listings on the market from regular sales, short sales, and bank foreclosures.  Your Realtor should educate you on the different types of listings in order to pinpoint the ones that best match your purchasing criteria.  You should feel completely comfortable with the agent that you are working with.  If you do not think he/she is honestly looking out for your best interest and just merely looking to make a sale, then you are better off hiring another agent early in the process.

2.  Area Familiarity  (You Want An Agent That Does Their Homework)
South Florida buyers must work with an agent that is currently selling homes in your desired areas.  Be sure that your agent knows about the schools, local parks and recreational activities, restaurants, access to major highways, etc.  In other words, the agent should know everything and anything about the community and city.

3.  Great Follow Through (If The Agent Says It, Then They Do It)
Remember, this is one of your largest financial purchases of your life.  Only work with a Realtor that is in constant communication with you throughout the process.  If it takes an extended period of time for your agent to get back with you, then you should be worried.  You must work with a professional that is constantly thinking about your best interest.  For example, after meeting with you and showing a few properties, the agent should then be able to immediately send you new properties that come on the market for you to see.  It is also necessary to work with a real agent that comes through with what he/she says they are going to do for you and your family.  You want to be assured that you are always being treated like your agent’s best client!

4. Organization (An Agent That Has Everything In Order)
Your agent not only has to know the market but also needs to stay on top of your purchase from contract to closing.  Your agent must be on top of inspectors, appraisers, mortgage professionals, title agents, other real estate agents, and much more.  The process is certainly not over after you agree on terms with a seller on your new home. Top-producing Realtors usually have a team, which could include an assistant, processor, and secretary, to help them stay organized through the process in order to again make their clients feel that they are their best and only customers.

5.  Excellent Listener
It’ is necessary to work with an agent that takes the time to listen to your wants and needs.  You want to maximize your time when looking at available homes.  As a result, your Realtor must truly listen and only show homes in your budget and purchasing criteria.  Again, this is a very large financial purchase, and your Realtor should listen and answer any and all of your questions and concerns in order for you to make an informed decision on buying.

There were 37 total single family sales for the month of December, 2010 ranging in price from $175,000 to $2,150,000. Last month, there were 20 total single family home sales. There were 17 more Parkland single family home sold in the month of December than in November, 2010.

Among the 37 sales for the month of December, 15 were distressed sales (bank foreclosures or short sales).   The Parkland real estate market saw a large spike in sales for the month of December.  Let’s hope the trend continues in the first quarter of 2011.

Being A Top Parkland Realtor Means Taking Care Of The Details

real-estate-customer-serviceSelling real estate in today’s market is not just about marketing, negotiating deals, and closing the transactions.  Being a successful Parkland and South Florida real estate team requires customer service and going the extra mile for each and every client.  The Parkland Parrot Real Estate Team’s philosophy is that the more you give, the more you will get in return.  Our team stands out because of the significant amount of time and customer service that we put into our business.

When a seller or buyer works with us, our relationship goes beyond the basics of the real estate transaction, and our client relationship does not expire after the sale is completed.

What do we mean by customer service?  Below, please find just a few examples of how we took care of some of our recent clients:

  • One of our Pine Tree Estates’ seller was out of town and put a neighbor in charge of the care of her three dogs.  Unfortunately, the neglectful neighbor forgot to walk the dogs for an entire day.  We arrived to the home and found poop in the main living areas of the home.  We quickly cleaned up the problem and used air fresheners to disguise the smell before the perspective buyers arrived.
  • An elderly client needed help moving boxes to the garage in order to stage the home for the pictures.  Rosy and I personally rolled up our sleeves and helped move dozens of heavy boxes in order to get the home ready to show.  As a result of our efforts, the home sold in under a week.
  • A few times this year,  our team had to extend our services to house cleaning.  As a result, we had to make beds, pick up dirty laundry, wash dishes, and sweep floors to make the house show at its best!
  • We got a call from a neighbor at one of our vacant homes under contract that stated that there was a leak at our listing.  We immediately took action and met a plumber, while our clients were out of town and unavailable.  As a result, the leak was fixed before it became a huge problem which would have resulted in the home not closing.
  • We have coordinated and met landscapers, pool service companies, roofers, and other repair companies while our clients were out of town or at work in order to fix issues.

A great book that I am currently reading entitled, “People Buy You” (written by Jeb Blount) says: ” Going the extra mile sets you apart from 90 percent of your competitors.  There are no traffic jams on the extra mile.” Our team strives to always go beyond our clients’ expectations in each and every transaction and become their lifetime real estate agents.
