There were 21 total single family sales for the month of November 2011 ranging in price from $210,000 to $750,000 Last month, there were 25 total single family home sales. There were 4 less Parkland single family homes sold in the month of November, 2011 than in October, 2011. Among the November sales, 6 were distressed sales (bank foreclosures, short sales, or corporate owned properties).
29% of all sales were distresses ones.

Inventory is very low in the City of Parkland.  It is common at this time that potential sellers are waiting until the beginning of 2012 to put their homes on the market for sale.  Also, banks and lending institutions are also going to be releasing more foreclosure inventory in the coming months.  As a result, Parkland real estate inventory will increase in the coming weeks and months resulting in more sales and market activity.

I emphasized in my last month’s market update that distressed sales are down in Parkland, Florida.  This trend has continued for the month of November, 2011, as there were only 6 total bank foreclosures and short sales sold.  Hopefully this will help stabilize the real estate market in Parkland leading into 2012, as more buyers, especially investors, are purchasing the distressed real estate inventory.  The Parkland real estate market is much more stable than neighboring cities such as Coral Springs or Coconut Creek.  More and more people are looking to call Parkland home and live the Parkland Lifestyle.  With excellent schools, many parks, and a plethora of other activities for the entire family to enjoy, Parkland will continue to grow and become one of the most sought-after communities in South Florida.

If you are thinking about purchasing a home in Parkland, Florida, now is the time, as interest rates are at record low levels. Also, homes in Parkland have never been more affordable than right now!

The City of Parkland Commission recently approved the construction of a new dog park next to Liberty Park on Ranch Road. The construction of the new dog park will be done by JMW Construction Corporation (JWM).  JWM has previously done construction for the City of Lauderhill, City of Delray Beach, Palm Beach County School Board, and the City of Dania Beach.

The project is expected to be completed in the next 120 days.  Tax dollars will not be used to construct the park.  Instead, Parkland Golf & Country Club builder, Toll Brothers, has donated the funds for the dog park to be built in the city.  The city already has multiple parks and recreation for the entire public to enjoy.  This new dog park will be an added bonus to the many dog lovers in Parkland that would like to bring their pets to a park.  Now, all dog owners will have the opportunity to enjoy their pets at the new Dog Park at Liberty Park soon.

Amazing turnout at this year’s City of Parkland Egg Hunt event this past Saturday at Terramar Park.  The Parkland Parrot Real Estate Team was again proud to sponsor this event for the second year in a row.  Along with our friends, Dr. Joseph Bogart and Dr. Nina Hersh of Parkside Health & Wellness Center we a great time interacting with the residents of the City of Parkland.

In fact, there were over 450 children that pre-registered for this exciting event.  Over 15,000 eggs were given out to all the kids.  There were bounce houses, rock climbing, games, and even the Parkland Bunny made a guest appearance to take pictures with all of kids.

The City of Parkland Library received the coveted honor of best library in 2011 by the the Florida Library Association (FLA).   The library selected must demonstrate outstanding community-related services.  Also, key contributions are creativity, innovation, and the expansion of services.  The Parkland Library presents a great resource for all residents, especially children which other libraries around the state and country emulate. There were 33 total single family sales for the month of February, 2011 ranging in price from $210,000 to $1,620,000. Last month, there were 18 total single family home sales. There were 13 more Parkland single family homes sold in the month of February, 2011 than in January, 2011. Among the February sales, 16 were distressed sales (bank foreclosures, short sales, or corporate owned properties). We have seen an increase in buyer activity in the past month.  We are also seeing more and more people from out of the area coming to the local Parkland events such as the Farmer’s Market and Concerts In The Park.

The word is out … Parkland is the ideal place to live and raise a family.  But, with interest rates expected to climb in the coming months, NOW is the time to buy a home in Parkland, Florida.  I wrote an article a couple weeks ago entitled: Is Now The Best Time To Purchase A Home In Parkland Florida?  We are educating our clients and readers that even if prices continue to decline, costs are rising.  There is a major difference.  Even if prices still fall another 5-10% in the next year, your costs will be a lot higher than they are now.

Hundreds of Parkland residents and their families attended the annual Polynesian Festival at Pine Trails Park Amphitheater this past Saturday evening.  There was something for the entire family to enjoy at the festival.  Our Parkland Real Estate Team is a sponsor and gave away free non-alcoholic Hawaiian ices to all attendees.

There was also arts and crafts for the kids, and Polynesian Proud Productions performed native Hawaiian music and an exciting fire show that left the audience in awe.  At the end of the show, the Polynesian entertainers had all of the Parkland children come on stage to learn a special Hawaiian dance.

Parkland Farmer’s Market is back, and local residents are enjoying the great produce and other vendors right in their backyards.  If you are looking for fresh vegetables, fruits, homemade items, and much more then you must come to the next Farmer’s Market.  This year, there are a lot more vendors offering various goodies.

The last Farmer’s Market, Rosy and I enjoyed authentic southern barbecue, which was absolutely delicious, especially the homemade macaroni and cheese.  We also enjoyed the guacamole dip which was made for us right there at the booth.  There are also many arts and crafts booths along with a bounce house for the kids.  So, this is a local event for the entire family to enjoy!

For the past few years, we have got up early on Thanksgiving morning to help deliver Thanksgiving meals to the needy.  The South Florida Urban Ministries has been putting together this even for the past 10 years at various South Florida churches.  This year over 5,500 meals were delivered to various families.

Our team came together at the Christ Church in Pompano Beach and delivered 50+ meals throughout Pompano Beach to Coral Springs.  Seeing the faces of the families when we deliver the meals to their residences is very moving.  One family in particular had 6 children.  It truly makes us appreciate  all of of the great things we have to be thankful for in our lives.  For more information on how to volunteer your time this holiday season, please visit: South Florida Urban Ministries
