City of Parkland Awarded Top Honors For Kids Fitness

Another great reason to live in Parkland is the fantastic parks and recreational activities residents and their families can enjoy! Today, many children do not get enough physical activity which has caused a growing number of child obesity in the United States.
Fortunately, the City of Parkland has taken giant leaps to combat this growing problem in our local area. As a result, Let’s Go Play! Non-Profit Organization KaBOOM has names Parkland as one of only 118 “Playful City USA” Communities for the third straight year. According to KaBOOM and a study conducted by Harris Interactive, 82% of parents believe children do not receive enough exercise. Also, the National Survey of Children’s Health reports that 1/3 of all U.S. children are overweight or obese. This shocking survey and statistic should cause parents to immediately take action and get their children involved in outdoor fitness activities.
Unfortunately, many parents have forgotten how important it is for children to play outside and stay fit. Playing outside and getting involved with recreational activities also helps provide the youth with social skills needed to succeed in the future. Also, providing children with more time to play will allow them to become healthier and happier and perform better in school.
Below, please find all of the Parkland Parks & Recreational Centers:
- Equestrian Center at Temple Park
- Covered Bridge Park
- Doris Davis Forman Preserve
- Pine Trails Park
- Terramar Park
- Liberty Park
- John Quigley Park
- YMCA Family Center At Pine Trails Park
As we start a new school year, we urge Parkland parents to encourage their children to participate in outdoor recreational activities in their schools and city.

Parkland Parrot Real Estate Team Sponsors City Of Parkland Egg Hunt

The Parkland Parrot Real Estate Team would like to thank the City of Parkland for allowing us to sponsor the Annual Egg Hunt event last weekend at Terramar Park. It was very enjoyable for us to see all of the families that came out to this popular city event. We hired Bobby The Balloon Maker, which was a huge hit with the children and parents. Some people even waited over an hour to get balloons designed by Bobby.

Families also enjoyed the egg hunt, where there were over 20,000 eggs given to eager Parkland children. The Parkland Bunny also made a guest appearance and took pictures with all of the families! The children also enjoyed three bounce houses, a petting zoo, and cookies and other refreshments.

The Parkland Parrot Real Estate Team raffled off 4 baskets. Congratulations to the following Parkland children that won:
- Justin Ruf
- Ava Toner
- Dominick Vieira
- Anthony Barychko

We would like to again thank the City of Parkland and specifically Colleen O’Dea. We look forward to sponsoring more upcoming Parkland city events and continuing our support and involvement in the Parkland community.

The Effect Of Increased Mortgage Rates On Parkland Real Estate?
What will the effect of the expected increase in mortgage rates have on the Parkland and South Florida real estate market?
The FED has recently announced that they will no longer be buying Mortgage Backed Securities. Since October of 2008, mortgage rates on 30 year mortgages have decreased by up to 2%, as the FED was buying up these securities. Unfortunately, most experts agree that mortgage rates will start increasing in the coming months. But, the question is by how much will interest rates increase?
Financial experts at Morgan Stanely strongly believe that rates will go up to approximately 7%, which ironically was the rate before the FED started buying the mortgage backed securities in 2008. Other experts feel that interest rates will still remain low throughout 2010.
Today, Parkland and South Florida buyers must take into consideration the negative effect on their monthly mortgage payments and housing costs as opposed to home prices. Below, please find a graph which accurately displays how even if prices do continue to fall, the increase in mortgage rates could significantly increase the cost for a potential homebuyer!

Buyers should be more concerned about their bottom line monthly mortgage payments for 30 year or 15 year mortgages. Many potential buyers get caught up on the price of homes, but in reality, they should be more concerned with how much their monthly housing payments will be during the terms of the mortgage.

First Time Homebuyer Tax Credit Expires in ONLY 43 Days
Calling ALL Homebuyers and Home Sellers! Real Estate is RED HOT right now!
The $8,000 first-time homebuyer tax credit will expire on April 30, 2010. This means that all potential first-time homebuyers, or buyers that have not owned a primary residence for the past 5 years, must have an executed purchase agreement in place by April 30,2010 and close at the end of June.
Buyers are NOT looking for short sales, as these homes will most likely not be able to close before the end of June. As a result, potential home sellers should get off of the fence and list their homes on the market for sale, as buyers are willing to pay a premium in order to receive the $8,000 tax credit.
Many of our clients, both buyers and sellers, are asking if we feel that the first-time home buyer tax credit will be extended again. I recently wrote an article addressing entitled: Should Homebuyer Tax Credit Be Extended Again?
We would be surprised if the government extended the $8,000 first time homebuyer tax credit based on the information provided to the real estate community. But, even if the tax credit is extended, FHA guidelines will tighten making now the best time to buy or sell real estate!
