Parkland Real Estate Home Market Update February 2010

There were 19 total sales for the month of February, 2010 ranging in price from $216,000 to $1,650,000.  Of the total sales in the month of February, 11 were regular sales, 5 were short sales, and 3 were bank foreclosure sales.

Good news is that Parkland had 9 more total single family home sales in February than in January of this year. We have increased our sales momentum, which is good for our overall market.

Unfortunately, of the total 19 sales, 8 of them were distressed sales which proves that short sales and bank foreclosures will continue to have a negative impact on the real estate market.

On a brighter note, we expect to see more sales in the next three months as sales momentum from buyers should increase due to low interest rates, the $8,000 first time home buyer tax credit, and knowing that FHA mortgage guidelines will tighten in the Spring and Summer months making now the best time to get off the fence and buy a Parkland home.

I Cannot Sell My Home Because Of Personal Attachment

Sellers’ Personal Attachment When Negotiating With Buyers

When a home seller decides to list his/her home on the market, they practically open their doors to any and all potential buyers.  Homes become our private sanctuaries, and most people like their privacy!  Also, many family memories are shared in homes during the years of ownership.  We become personally attached to our homes as they are apart of our lives.

But, when listing your home on the market, sellers must separate their personal relationship to their homes and start thinking that selling their homes is a business decision, NOT a personal one!

One of our sellers cannot seem to separate his personal attachment to his property when negotiating multiple buyer offers on his property.  We understand the many memories and personal feelings that his family has regarding why they truly believe that their home is special.

Unfortunately, current buyers do not put the same dollar amount on personal attachment, as they are merely looking at the numbers and the features and benefits of the home.  With so many online tools available to potential buyers, sellers truly need to cut the umbilical cord!

Sellers also say that they need a certain amount of money to net from the sale of the home for moving and living expenses.  Again, buyers are not going to pay more than fair market value!  Do buyers care how much money the sellers need?  No!  Buyers have to worry about their own financial expenses.  Isn’t it still a buyer’s market?

Realtors Do Not Just Sell Real Estate

In today’s economic uncertainty where the public is dealing with failed businesses, health issues, and job losses, it can be more difficult to operate as a real estate professional.  When you think of a real estate agent, you may think that we just help people buy and sell properties.  But, the real estate profession has also gone through dramatic changes over the past few years.  There is much more that goes into being a real estate professional than just helping people buy and sell.

In the current real estate market, many of our clients are experiencing hardship such as a divorce, death in the family, or recent job loss.  As a real estate consultant, we have to be patient and help our clients throughout the entire process.  Many times we have to put on our psychology hats and really listen to our clients current situation and help them make the best life decision, which may not only be a real estate issue.

When clients do not return phone calls or sometimes do not value our time, we now take a step back and remember that their actions may not have anything to do with real estate.  There are many personal issues that seem to arise during the process of buying or selling that may result in our clients becoming frustrated or emotional.  As real estate consultants, we do not always know what is going on behind closed doors.

As a result, we must not take it personally and only think about ME.  Instead, our team takes a different approach that involves a WE relationship with our clients.  We understand that buying or selling a home is a team effort no matter how you look at it.  We must have a very personable relationship with our clients and be accessible throughout the entire process in order for our clients to feel as comfortable as humanly possible.

Sellers Riding Parkland Real Estate Roller Coaster?

Price Your Home Accordingly From Day One And Don’t Ride The Real Estate Roller Coaster

After closing our recent Pine Tree Estates home located at 6213 N.W. 63rd Way, Parkland, FL 33067 last week, I thought about how this particular seller rode the real estate roller coaster for the past few years.  He had gone through three top-producing local Realtors, before our team listed and sold his home in under 50 days!  He told me that they had an offer a year and a half ago for 1 million dollars, which he did not take!  As a result, he ended up selling his home in the $800,000’s, which is top-market price today!

I performed some further research using the 33 single family homes that sold in December, 2009. On average, each home ended up selling for approximately 25% less than it was originally listed for.  Of course, some sellers had their homes on the market in 2005 and had unrealistic expectations.

But, many of your fellow Parkland neighbors decided to ride the Parkland real estate roller coaster.  Unfortunately, the price of the ticket costs tens of thousands of dollars!

We recently went to contract on our listing in North Pine Tree Estates located at 6920 N.W. 66th Ave, Parkland, FL 33067.  We provided our sellers with this useful information about proper pricing.  Fortunately, both of our recent sellers had their homes under contract in under 50 days!! Best news is that they did not have to ride the Parkland real estate roller coaster.

As home values continue to settle this year, sellers need to understand that pricing is imperative in today’s real estate market.  It is very important to interview the right agent for the job of selling your home who is looking to actually SELL your listing and not just take your listing! Or else, you, your family, and your Realtor should be prepared to buckle up and ride the real estate roller coaster! Are you afraid of heights?

Parkland Real Estate Home Sales Update December 2009

There were 31 total single family sales in Parkland ranging from $232,000 to $875,000. 6 were Short Sales, 8 Foreclosures, and 17 Regular Sales.  55% of the homes that sold were Regular Sales, and 45% were Distressed Sales.

There were exactly 31 single family sales in the month of November in Parkland.  There were 5 more regular sales and 5 less distressed sales in the the month of December.  Prices have been continue to decline, as sales are increasing.  Many of the distressed sales were in the lower price ranges between $230,000’s to $330,00’s.

We are again glad to see that home sales have continued to pick up in Heron Bay and Parkland Golf & Country Club.  Let’s hope the Parkland real estate market continues to improve, and sales continue to rise.

New Year’s is Here!  Everyone wants to know what the real estate market will be like in 2010.  Sun-Sentinel real estate writer, Paul Owers interviewed the Parkland Squawk along with one of our sellers to get our perspectives on the 2010 South Florida real estate market.  The article can be read in its entirety by clicking: Selling a home in the new year? Our expert advice is if you have equity in your home, it may be the best time to sell!  Parkland home inventory is at a record low, and buyers are still looking to take advantage of low interest rates, the first-time-home-buyer tax credit, and lower home prices.

Please also be aware that there is also a new $6,500 government tax credit for potential homeowners that have owned a homesteaded property for at least 5 years.  These owners that sell and then buy a home this year can receive a $6,500 tax credit, which could significantly help with closing fees or repairs on a new property.
