Parkland Real Estate Sales Up And South Florida Foreclosures Down
40 Parkland Single Family Sales In May, 2010 While South Florida Real Estate Foreclosure Filings Are Down
The Sun-Sentinel reported yesterday that Foreclosure filings down in Broward, Palm. Have we hit the peak of the foreclosure problem? Is our market showing signs of life?
According to a research report by CondoVultures.com, a South Florida real estate consulting firm, there was a 55% drop in Broward County and a 36% drop in Palm Beach County foreclosure filings.
The Squawk also also reported in our Monthly Parkland Market Update Report that there was a record 40 Parkland home sales in May, 2010 showing a significant increase in sales over the past few months.
RealtyTrac Inc., another foreclosure listing and monitoring company, believes that nationwide foreclosures will remain at high levels but sees foreclosures leveling off in the hardest hit areas around the country, including South Florida.
The reason for the optimism is that banks and lending institutions are starting to get with the program and are implementing better systems to help distressed homeowners through loan modifications and short sales. Still, other real estate analysts believe the worst is not behind us yet. These skeptics think that that banks have not released all of their foreclosure inventory all at once in order not to flood the market with distressed properties. Banks fear that if more foreclosures are listed on the market, then there will be another major drop in prices causing nationwide panic.

Parkland Real Estate Market Home Update For May 2010 Presented By Realtor Michael Citron
There were 40 total single family sales for the month of May, 2010 ranging in price from $190,000 to $1,120,000. Last month, there were 29 total single family home sales.
Sales momentum has continued, as more buyers are purchasing in the City of Parkland. There were 11 more sales in May than in April! Among the sales, 8 sales were in Parkland Golf & Country Club, and 14 sales were in Heron Bay. With over half of the sales in May, 2010 in these two communities, Parkland is on fire!
We keep telling our perspective purchasers to get off the real estate fence and buy their dream home in Parkland as interest rates are down and prices are still at record lows!

Parkland Real Estate Sales Momentum Continues For April, 2010: 29 Total Single Family Sales
There were 29 total single family sales for the month of April, 2010 ranging in price from $260,000 to $1,060,000.
Great news is that Parkland continues to have more sales in the past few months than in 2009. Last month, there were 35 total single family home sales. Other good news is that sales in Parkland Communities: Heron Bay and Parkland Golf & Country Club have increased making 2010 much better than 2009.
It is truly a great time to buy and sell real estate in Parkland.

Calling President Obama! Bring Back Real Estate Homebuyer Tax Credit!
Calling President Barrack Obama & The Federal Government! We need to keep the real estate market moving in the right direction. No matter if you are a Republican or Democrat, there is no doubt that the $8,000 first time home buyer tax credit made a positive impact on the real estate market, especially in South Florida.
When all parties in Washington D.C. can FINALLY agree that the tax credit was a success, why can’t we continue the momentum? CondoVultures.com, a real estate research firm, concluded that approximately 22,000 homes in Dade, Broward, & Palm Beach County are currently under contract and awaiting to close.
As a result, there was a 138 percent increase in pending sales compared to November 2008, with many buyers paying over asking price. The Parkland Parrot Real Estate Team had over 11 pending contracts in the past two months. We contribute 80% of the sales due to the first time homebuyer tax credit and low interest rates.
Now that Uncle Sam has stopped writing tax credit checks and interest rates are on the rise, many skeptics believe that sales will decrease in May, June, and July. People also forget that FHA mortgage guidelines will tighten in the Summer months making it more difficult for buyers to purchase properties. Will these buyers go back on the fence? Will mortgage rates reach 7% by 2011? Unless the President or Congress steps in and reinstates the tax credit, only time will tell!

Parkland Real Estate Home Market Update February 2010

There were 19 total sales for the month of February, 2010 ranging in price from $216,000 to $1,650,000. Of the total sales in the month of February, 11 were regular sales, 5 were short sales, and 3 were bank foreclosure sales.
Good news is that Parkland had 9 more total single family home sales in February than in January of this year. We have increased our sales momentum, which is good for our overall market.
Unfortunately, of the total 19 sales, 8 of them were distressed sales which proves that short sales and bank foreclosures will continue to have a negative impact on the real estate market.
On a brighter note, we expect to see more sales in the next three months as sales momentum from buyers should increase due to low interest rates, the $8,000 first time home buyer tax credit, and knowing that FHA mortgage guidelines will tighten in the Spring and Summer months making now the best time to get off the fence and buy a Parkland home.

Parkland Real Estate Market Update January 2010
There were only 10 total sales for the month of January, 2010 ranging in price from $365,000 to $1,800,000.
Of the total sales in the month of January, 9 were regular sales and only 1 was a short sale. We have gotten off to a slow start, but this is typical for the first month of the year. We are looking for a strong rebound in Parkland sales in the coming months.
We closed our listing at 6213 N.W. 63rd Way in the month of January for $805,000 (see chart in green).
