<p style="text-align: left;">There were <strong>39</strong> total single family sales for the month of<strong> </strong>April <strong>2012</strong> ranging in price from <strong>$295,000 to $2,000,000</strong>.  In April, 2012, there were a total<a title="parkland-real-estate-total-home-sales-march-2012" href="http://parklandparrot.com/2012/04/18/38-parkland-single-family-homes-sold-in-march-2012/" target="_blank"> 38 Parkland Single Family Homes</a>.  There was<strong> 1 </strong>more Parkland single family homes sold in the month of April, 2012 than in March, 2012.  Among the April sales, <strong>10</strong> were distressed sales (bank foreclosures or short sales).<strong> 26%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">The single family real estate market in Parkland, FL is on fire!  Homes sales again were steady from last month. Also, distressed properties are also approximately 1/4 of all sales,which is very low in comparison to other neighboring cities such as Coral Springs or Coconut Creek.  Parkland is a more stable city causing more and more people to call the city home for their families.</p>

<p style="text-align: left;">There were <strong>38</strong> total single family sales for the month of<strong> </strong>February <strong>2012</strong> ranging in price from <strong>$225,000 to $1,400,000</strong>.  In April, 2012, there were a total <a title="parkland-real-estate-total-home-sales-2012" href="http://parklandparrot.com/2012/03/19/19-parkland-single-family-homes-sold-in-february-2012/" target="_blank">19 Parkland Single Family Homes</a>.  There were<strong> 19 </strong>more Parkland single family homes sold in the month of March, 2012 than in February, 2012.  Among the February sales, <strong>9</strong> were distressed sales (bank foreclosures or short sales).<strong> 24%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">Sales in Parkland have significantly picked up in March, 2012 and look to increase as we are in full swing of the Spring and upcoming Summer real estate selling season.  We saw a lot of luxury homes selling in March including many in <a title="cypress-head-parkland-real-estate-homes" href="http://parklandparrot.com/parkland-neighborhoods/cypress-head/" target="_blank">Cypress Head</a> and <a title="parkland-golf-and-country-club" href="../parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a>.  It is also great to see how buyers are purchasing in newer communities as well as older ones.  As a result, buyers see the value in living in different neighborhoods in the city.</p>
<p style="text-align: left;">
<p style="text-align: left;">Distressed sales have decreased in the City of Parkland, Florida.  But, some experts believe that the banks and lending institutions are just holding back their bank foreclosure inventory until the Summer and towards the end of the year.  Also, inventory has been at record lows.  Currently, there are 180 total single family homes for sale in Parkland.  This is a significant drop in the past 6-12 months.  As we know, when supply falls, demand increases.  I am telling our clients that this Spring and Summer will be the busiest time for real estate buyer activity than we have seen since the boom.  If you are thinking about selling your home, now truly is the perfect time, as you will sell for top market dollar or more, and then be able to take advantage of very low interest rates on your future purchase.  If you would like to know what your home is worth and what you can afford when purchasing a new home, please give me a call directly at: 954-609-0591.</p>

<p style="text-align: left;">There were <strong>19</strong> total single family sales for the month of<strong> </strong>February <strong>2012</strong> ranging in price from <strong>$230,000 to $758,000</strong>.  In January, 2012, there were<a title="parkland-florida-real-estate-home-sales-january-2012" href="http://parklandparrot.com/2012/02/14/17-parkland-single-family-homes-sold-in-january-2012/" target="_blank"> 17 total single family home sales.</a> There were<strong> 2 </strong>more Parkland single family homes sold in the month of February, 2012 than in January, 2012.  Among the February sales, <strong>7</strong> were distressed sales (bank foreclosures or short sales).<strong> 37%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">We are seeing a decrease in the amount of distressed sales in Parkland, Florida.  As more and more distressed sales are sold, the overall Parkland real estate market will settle in the coming months.  Inventory is a record low levels in Parkland.  Buyers are also purchasing pre-construction homes in <a title="parkland-heron-bay-florida" href="http://parklandparrot.com/heron-bay/" target="_blank">Heron Bay</a>, <a title="parkland-golf-and-country-club" href="http://parklandparrot.com/parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a>, and <a title="parkland-reserve-florida" href="http://parklandparrot.com/parkland-neighborhoods/parkland-reserve/" target="_blank">Parkland Reserve</a>. Currently there are 194 total single family homes for sale in all of Parkland.  As a result, buyers do not have a plethora of available homes to choose from.</p>
<p style="text-align: left;">Parkland home listings that are priced and presented well sell in days, not months.  If you are currently thinking about selling your Parkland or South Florida home, now is the time.  Buyers are willing to pay at least market to above market value for homes in the city.  If you are an empty nester or need a larger home for your growing family, now is the ideal time to make the move.  Interest rates are at record low levels.  You will be able to sell your home for top market dollar, and then be able to take advantage of low interest rates when purchasing your next home.  It is a win win situation for all Parkland homeowners.</p>
<p style="text-align: left;">The Parkland and South Florida real estate market will pick up even more as Spring is here.  More buyers will be entering the market in the coming weeks and months.  Inventory will increase, but I do not believe it will increase enough to meet the large demand of buyers looking to call Parkland their home!</p>

<p style="text-align: left;">There were <strong>17</strong> total single family sales for the month of<strong> </strong>January <strong>2012</strong> ranging in price from <strong>$269,000 to $650,000</strong> In December, 2011, there were<a title="parkland-florida-real-estate-home-sales-december-2011" href="http://parklandparrot.com/2012/01/17/31-parkland-single-family-homes-sold-in-december-2011/" target="_blank"> 31 total single family home sales.</a> There were<strong> 14 </strong>less Parkland single family homes sold in the month of January, 2011 than in December, 2011. Among the January sales, <strong>7</strong> were distressed sales (bank foreclosures or short sales).<strong> 41%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">There was a large increase in distressed sales from last month in the City of Parkland.  I believe that this is a good thing for the overall real estate market, as more and more properties that were not being well-kept, and even vacant, are now owned by homeowners that will take much better care of the properties.  The real estate market does not start picking up until the end of Fall and into the Spring months.  As a result, there were only 17 total single family sales in Parkland, Florida for January, 2012.</p>
<p style="text-align: left;">Inventory is very low right now.  I am telling many sellers that are thinking about putting their homes on the market to do so now as opposed to later this year, as there will be a larger inventory of homes for sale, especially bank foreclosure listings.  Motivated buyers have less and less inventory to choose from.  Banks are set to release more of their bank-owned inventory in the coming months.  If you are in the market for home, now is also a great time to start looking as interest rates are still under 4%.  I am also telling clients that are currently renting to speak with a mortgage lender, as you may be able to spend less money per month and be able to be a homeowner.  Now is the time to get educated and speak with both a mortgage and real estate professional.</p>

<p style="text-align: left;">There were <strong>31</strong> total single family sales for the month of<strong> </strong>December <strong>2011</strong> ranging in price from <strong>$179,000 to $2,400,000</strong> Last month, there were<a title="parkland-florida-real-estate-home-sales-november-2011" href="http://parklandparrot.com/2011/12/18/21-parkland-single-family-homes-sold-in-november-2011/" target="_blank"> 21 total single family home sales.</a> There were<strong> 10 </strong>more Parkland single family homes sold in the month of December, 2011 than in November, 2011. Among the December sales, 8 were distressed sales (bank foreclosures, short sales, or corporate owned properties).<strong> 25%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">There was a 61% increase in sales from last month.  Many buyers wish to close on their new homes before the end of the year for tax purchases and homestead exemptions.  I believe that there will continue to be more sales in early 2012 due to the increase in buyer activity in the <a title="city-of-parkland-florida" href="http://cityofparkland.org/" target="_blank">City of Parkland, Florida.</a> But, inventory is still very low in the city.  As a result, potential buyers have less and less homes to choose from.</p>
<p style="text-align: left;">Also, distressed sales are steadily declining in Parkland.  In December 2011, there were only 8 total distressed sales (bank foreclosures and/or short sales).  Hopefully, as this pattern continues, the overall real estate market in Parkland will stabilize.</p>
<p style="text-align: left;">Parkland is also a very desirable area to call home as the city is more stable than neighboring areas such as Coral Springs or Coconut Creek. More and more people are looking to call Parkland home and live the <a title="live-in-parkland-florida" href="http://parklandparrot.com/2010/11/04/what-is-the-parkland-florida-lifestyle/" target="_blank"><strong>Parkland Lifestyle</strong></a>. With excellent schools, many parks, and a plethora of other activities for the entire family to enjoy, Parkland will continue to grow and become one of the most sought-after communities in South Florida.</p>

<p style="text-align: left;">There were <strong>21</strong> total single family sales for the month of<strong> </strong>November <strong>2011</strong> ranging in price from <strong>$210,000 to $750,000</strong> Last month, there were<a title="parkland-fl-real-estate-home-sales-december-2010" href="http://parklandparrot.com/2011/01/06/parkland-real-estate-home-market-update-december-2010/" target="_blank"> </a><a title="parkland-homes-sold-in-october-2011" href="http://parklandparrot.com/2011/11/07/25-parkland-single-family-homes-sold-in-october-2011/" target="_blank">25 total single family home sales</a><a title="29-parkland-home-sales-in-september-2011" href="http://parklandparrot.com/2011/10/17/29-parkland-single-family-homes-sold-in-september-2011/" target="_blank">.</a> There were<strong> 4</strong> less Parkland single family homes sold in the month of November, 2011 than in October, 2011. Among the November sales, <strong>6</strong> were distressed sales (bank foreclosures, short sales, or corporate owned properties).<br />
<strong>29%</strong> of all sales were distresses ones.</p>
<p style="text-align: left;">Inventory is very low in the City of Parkland.  It is common at this time that potential sellers are waiting until the beginning of 2012 to put their homes on the market for sale.  Also, banks and lending institutions are also going to be releasing more foreclosure inventory in the coming months.  As a result, Parkland real estate inventory will increase in the coming weeks and months resulting in more sales and market activity.</p>
<p style="text-align: left;">I emphasized in my last month&#8217;s market update that distressed sales are down in Parkland, Florida.  This trend has continued for the month of November, 2011, as there were only 6 total bank foreclosures and short sales sold.  Hopefully this will help stabilize the real estate market in Parkland leading into 2012, as more buyers, especially investors, are purchasing the distressed real estate inventory.  The Parkland real estate market is much more stable than neighboring cities such as Coral Springs or Coconut Creek.  More and more people are looking to call Parkland home and live the <a title="live-in-parkland-florida" href="http://parklandparrot.com/2010/11/04/what-is-the-parkland-florida-lifestyle/" target="_blank"><strong>Parkland Lifestyle</strong></a>.  With excellent schools, many parks, and a plethora of other activities for the entire family to enjoy, Parkland will continue to grow and become one of the most sought-after communities in South Florida.</p>

<p style="text-align: left;">There were <strong>25</strong> total single family sales for the month of<strong> </strong>October <strong>2011</strong> ranging in price from <strong>$208,000 to $1,250,000</strong> Last month, there were<a title="parkland-fl-real-estate-home-sales-december-2010" href="http://parklandparrot.com/2011/01/06/parkland-real-estate-home-market-update-december-2010/" target="_blank"> </a><a title="29-parkland-home-sales-in-september-2011" href="http://parklandparrot.com/2011/10/17/29-parkland-single-family-homes-sold-in-september-2011/" target="_blank">29 total single family home sales.</a> There were<strong> 4</strong> less Parkland single family homes sold in the month of October, 2011 than in September, 2011.  Among the October sales, <strong>6</strong> were distressed sales (bank foreclosures, short sales, or corporate owned properties).24% of all sales were distresses ones.</p>
<p style="text-align: left;">As stated in our September market report, it is typical that Parkland and South Florida home sales decline around this time as buyers and sellers focus more on the upcoming holiday season.  But, great news is that there were only 6 distressed sales in the entire month of September.  With less bank foreclosures and short sales on the market, the overall Parkland and South Florida will stabilize in the coming months.</p>

<p style="text-align: left;">There were <strong>29</strong> total single family sales for the month of<strong> </strong>September <strong>2011</strong> ranging in price from <strong>$208,000 to $1,250,000</strong> Last month, there were<a title="parkland-fl-real-estate-home-sales-december-2010" href="http://parklandparrot.com/2011/01/06/parkland-real-estate-home-market-update-december-2010/" target="_blank"> </a><a title="parkland-single-family-properties-august-2011" href="http://parklandparrot.com/2011/09/20/40-parkland-florida-homes-sold-in-august-2011/" target="_blank">40 total single family home sales.</a> There were<strong> 11</strong> less Parkland single family homes sold in the month of September, 2011 than in August, 2011.  Among the September sales, <strong>9</strong> were distressed sales (bank foreclosures, short sales, or corporate owned properties). 31% of all sales were distresses ones.</p>
<p style="text-align: left;">I am pleased to announce that I represented two sellers and one buyer that closed on homes this month.  I listed and represented the buyers on a home in Meadow Run West at: 6280 N.W. 104th Way.  I also represented the sellers on a successful sale in Meadow Run West at: 6264 N.W. 102nd Way.  It is a true pleasure working with Parkland clients.  It is great to see the faces of new owners that are truly excited to live and raise their families in our beautiful city.</p>
<p style="text-align: left;">The decrease in home sales in September is a direct result of the new school year as well as the coming holiday season.  During this time, residents and potential buyers are focused more on their families and not as much on real estate.  But, we are telling both potential sellers and buyers, that now is the perfect time to sell or buy.  If you are a seller, you will not have as much competition on the market at the current time.  But, in early 2012, more Parkland residents will be putting their homes on the market for sale after the holiday season.  Potential buyers should also get off the fence now and buy, as interest rates are at record low levels.  You couldn&#8217;t ask for a better time to make a move!</p>

Last month, there were<a title="parkland-fl-real-estate-home-sales-december-2010" href="http://parklandparrot.com/2011/01/06/parkland-real-estate-home-market-update-december-2010/" target="_blank"> </a><a title="parkland-real-estate-home-sales-july-2011" href="http://parklandparrot.com/2011/08/10/32-parkland-florida-homes-sold-in-july-2011/" target="_blank">32 total single family home sales.</a> There were<strong> 8</strong> more Parkland single family homes sold in the month of August, 2011 than in July, 2011. Among the August sales, <strong>18</strong> were distressed sales (bank foreclosures, short sales, or corporate owned properties). 45% of all sales were distresses ones.</p>
<p style="text-align: left;">Homes sales have increased in <a title="search-parkland-golf-and-country-club-homes" href="http://parklandparrot.com/parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a>.  Among the Parkland homes sold in August, <strong>8</strong> were in <a title="search-parkland-golf-and-country-club-homes" href="../parkland-neighborhoods/parkland-golf-country-club/" target="_blank">Parkland Golf &amp; Country Club</a>.  Since builder Toll Brothers took over the project, there have been an increase in overall sales in the community, which is excellent for the overall real estate market in the <a title="city-of-parkland-florida" href="http://cityofparkland.org/" target="_blank">City of Parkland, Florida</a>.</p>

<p style="text-align: left">There were <strong>32</strong> total single family sales for the month of<strong> July, 2011</strong> ranging in price from <strong>$320,000 to $1,800,000</strong>. Last month, there were<a title="parkland-fl-real-estate-home-sales-december-2010" href="http://parklandparrot.com/2011/01/06/parkland-real-estate-home-market-update-december-2010/" target="_blank"> </a><a title="parkland-real-estate-home-sales-may-2011" href="http://parklandparrot.com/2011/06/05/36-parkland-florida-homes-sold-in-may-2011/" target="_blank">39 total single family home sales.</a> There were 7 less Parkland single family homes sold in the month of July, 2011 than in<br />
June, 2011. Among the July sales, 14 were distressed sales (bank foreclosures, short sales, or corporate owned properties). 44% of all sales were distresses ones. Home sales have increased steadily in the past few months, as <a title="summer-is-busiest-real-estate-season" href="http://parklandparrot.com/2011/05/23/will-summer-be-the-busiest-parkland-real-estate-season/" target="_blank">Summer is the busiest time for real estate in Parkland</a>.</p>
<p>In July, 2011, there were a large amount of homes sold in Heron Bay.  Among the 32 sales, 14 were in Heron Bay.  Buyers are finding great value in Heron Bay with luxury clubhouse amenities including resort style pool, fitness center, tennis center, Heron Bay Golf Club, and much more.  I project that there will be even more sales in Heron Bay in the coming months as prices are at bottom prices as well as interest rates are extremely low.</p>
