Will Government Bring Back Homebuyer Tax Credit?

After the National Association of Realtors (NAR) posted a 27% decline in previously owned homes in the month of July 2010 hitting their lowest mark in almost 15 years, the President and the rest of the real estate public are thinking about ways to try and stimulate the real estate market.

We here at the Parkland Parrot Real Estate Team wrote an article back in May entitled: Calling President Obama! Bring Back Real Estate Homebuyer Tax Credit! The government should have continued to offer the first time homebuyer $8,000 tax credit in order to help boost the real estate market instead of letting it expire.

During the tax credit, the real estate market saw a huge surge in sales!  Earlier this year, we had over 12 pending contracts alone just from first-time homebuyers purchasing properties in Parkland, Coral Springs, Coconut Creek, and Margate.  Inventory was selling, especially short sales and foreclosures.  But, once the tax credit came to an end, potential buyers went back on their real estate fences.

Here in Florida, we are approaching an election year for Senate and Governor.  All major candidates including Governor Charlie Christ and Kendrick Meek both support reinstating the first-time homebuyer tax credit.  I just wish the government would open up the tax credit to ALL potential buyers.  If President Obama and the government are truly looking to stimulate the real estate market and shock some life back into potential buyers, NOW is the time!  With record low interest rates, even lower now than during the past tax credit periods, buyers would again start gobbling up homes in Parkland and many other South Florida areas causing prices to stop declining and inventory to go down.

This past weekend, HUD Secretary Shaun Donovan said on CNN’s “State of the Union” program, “The July numbers were worse than we expected, worse than the general market expected, and we are concerned. That’s why we are taking additional steps to move forward.”

Come On Mr. President & Congress!  It is time to take the necessary steps to seriously stimulate the real estate market for the long haul!

City of Parkland Awarded Top Honors For Kids Fitness

Another great reason to live in Parkland is the fantastic parks and recreational activities residents and their families can enjoy!  Today, many children do not get enough physical activity which has caused a growing number of child obesity in the United States.

Fortunately, the City of Parkland has taken giant leaps to combat this growing problem in our local area.  As a result, Let’s Go Play! Non-Profit Organization KaBOOM has names Parkland as one of only 118 “Playful City USA” Communities for the third straight year.  According to KaBOOM and a study conducted by Harris Interactive, 82% of parents believe children do not receive enough exercise.  Also, the National Survey of Children’s Health reports that 1/3 of all U.S. children are overweight or obese.  This shocking survey and statistic should cause parents to immediately take action and get their children involved in outdoor fitness activities.

Unfortunately, many parents have forgotten how important it is for children to play outside and stay fit.  Playing outside and getting involved with recreational activities also helps provide the youth with social skills needed to succeed in the future.  Also, providing children with more time to play will allow them to become healthier and happier and perform better in school.

Finally A Resolution For Parkland Coyotes?

City of Parkland Hires Trapper To Catch Coyotes

The City of Parkland announced yesterday that the city has hired a trapper in order to finally catch the coyotes that are killing live stock and pets in non-gated Parkland neighborhoods: Cypress Head, BBB Rances, and Pine Tree Estates.

The trapper will identify the location of the coyotes and set traps that will be checked on a daily basis.  The trapper will begin setting traps on Monday and continue for a two-week period.  Hopefully, now that a professional trapper has been hired, the coyote problem will be rectified!  But, the city still recommends that all Parkland residents in the above mentioned communities be vigilant and avoid items that will attract the coyotes to their properties.  Hopefully, the trapper will be able to relocate the coyotes away from residential communities soon.

Parkland Real Estate Home Market Update July 2010

Parkland Real Estate Market Home Update For July 2010 Presented By Realtor Michael Citron

There were 39 total single family sales for the month of July, 2010 ranging in price from $265,000 to $1,150,000. Last month, there were 43 total single family home sales. There were 4 less Parkland single family home sales in the month of July than in June, 2010.

Among the 39 sales for the month of July, 16 sales were located in Heron Bay & Parkland Golf & Country Club.  Many of the short sales and foreclosures are located in these two communities.  With the increase in sales, the overall Parkland real estate market has shown a steady increase in sales from earlier in the year.

Parkland has become more affordable for buyers, and mortgage interest rates are again at record low levels.  It is time to get off the real estate fence and start buying with confidence!

There were 43 total single family sales for the month of June, 2010 ranging in price from $231,000 to $1,600,000.  Last month, there were 40 total single family home sales.

There were 3 more Parkland single family home sales in the month of June than in May, 2010.  Sales have continued to increase for the month of May and June.  We are telling our perspective buyers to get off the fence and buy now, while mortgage rates are at record low levels and a decrease in available inventory.
