Sun-Sentinel  Reports Almost 1/4 Of Nationwide Home Asking Prices Reduced

parkland-real-estate-price-reductionI was recently quoted in this past weekend’s Sun-Sentinel article entitled: Redfin: S. Fla. housing market slows, sellers cut asking prices. As the real estate market begins to slow down due to the holidays, a research report performed by Redfin shows how almost 25% of all nationwide real estate home listings received a price reduction this year.  We have read that the overall real estate market has appreciated 15 too even 30% in some areas of South Florida.  Just like the real estate boom of the past, the real estate market will not continue at this year’s pace, as most experts have proclaimed.

As a result, I am telling potential sellers that NOW truly is t he best time to sell their homes, as you can never time the market perfectly.  Interest rates will rise sooner than later, and home prices will stabilize sooner than later as well!  What are you waiting for?  Take advantage of selling your homes for record prices just from last year, and then take advantage of purchasing a new home with a low mortgage interest rate locked in for the next 15 or 30 years.

Pricing is one of the most important aspects of any home listing.  The first few weeks are the most important time of the listing period, as new home listings are fresh on the market for all buyers to eagerly want to preview.  I advise all of my sellers to properly price their homes correctly from day one and be more realistic.  Buyers are willing to pay a premium for homes in desirable cities and neighborhoods.  But, buyers are not willing to ridiculously overpay for new homes like they may have earlier in 2013.  If you price your home closer to where you want to actually sell it at, more buyers will present formal offers, thus causing more activity and the best prices and terms for the homes!
