Parkland and South Florida Real Estate Inventory Down and Home Sales Up

parkland-florida-home-sales-upAccording to the Sun-Sentinel, home inventory in Broward County Florida has gone down, which is a great sign for the overall South Florida real estate market.  In Broward County, there are 14,932 condos and houses available, which is a whopping 36 percent decline in properties for sale from last year.

As we know, housing inventory rose resulting in the housing bust.  But, the recent decline in home inventory will hopefully help stabilize the South Florida and Parkland real estate market in the coming months and into 2012.  Also, with the decline of homes available, investors are now jumping back into the real estate market and purchasing condos and other investment properties.  I also believe that the recent drop in the stock market has caused investors currently to look at real estate as the best investment option.

Last week, the Florida Association of Realtors announced that Broward and Palm Beach County home sales have been up for every month this year as compared to 2010.  We can expect more inventory to come on the market in the coming months as banks are already releasing more of their foreclosure inventory.  But, with the reduction of inventory and record low mortgage interest rates, I forsee a favorable settling of the Parkland and South Florida real estate market by next year.

New Parkland Florida Dog Park Coming Soon

Calling All Parkland Dog Owners! 4 Months Until New Dog Park Is Built At Liberty Park

parkland-florida-dog-parkThe City of Parkland Commission recently approved the construction of a new dog park next to Liberty Park on Ranch Road. The construction of the new dog park will be done by JMW Construction Corporation (JWM).  JWM has previously done construction for the City of Lauderhill, City of Delray Beach, Palm Beach County School Board, and the City of Dania Beach.

The project is expected to be completed in the next 120 days.  Tax dollars will not be used to construct the park.  Instead, Parkland Golf & Country Club builder, Toll Brothers, has donated the funds for the dog park to be built in the city.  The city already has multiple parks and recreation for the entire public to enjoy.  This new dog park will be an added bonus to the many dog lovers in Parkland that would like to bring their pets to a park.  Now, all dog owners will have the opportunity to enjoy their pets at the new Dog Park at Liberty Park soon.

Why Wait To Purchase A Parkland Property – Now Is The Best Time To Buy

I have been telling on-the-fence Parkland and South Florida home buyers that now is the best time to buy a home.  You no longer have to wait for that deal of a lifetime, as the property of your dreams is waiting for you right now!  Read the chart below that I saw on the KCM Blog:

As you can see from the chart above, you should NOT be waiting for the right time to buy.  If you are seriously thinking about buying a Parkland or South Florida home, now is the time, as interest rates are at record low levels.  Prices are also very affordable, but home costs will increase in the coming months and years.  Remember, home prices are not the only factor that you should be looking at when considering a home purchase.  Instead, mortgage interest rates are the major factor as well your monthly housing expenses.  But, mortgage guidelines are changing and tightening soon.  Now is the time to act!

Buying Real Estate In Parkland Site Unseen

Buying Parkland Florida Homes Over The Internet

parkland-buyers-site-unseenIn the past two months, I have sold two listings where the buyers put offers on the homes site unseen.  One was an international buyer from Canada and the other was from Maryland.

Due to the small amount of Parkland home inventory currently on the market, buyers, especially international buyers, are putting offers on properties without first seeing them in-person.  This reminds me of the “good old days” of real estate when buyers were practically lining up to purchase homes, and they could not get their offers into the listing agents fast enough!

I strongly believe that these two recent site-unseen purchases are a direct result of our staging and professional photographs that we take for all of our listings.  All of our Parkland real estate home listings are professionally photographed with a wide-angle lens camera.  We also have many of our listings aerially photograph.  As a result, our listings stand out above the competition and gives potential buyers a unique perspective of our home listings.  Below, please see how these two listings were aerially photographed.  Both buyers flew in to perform their inspections, and we are happy to announce that both listings closed.  Now that inventory has reached a healthy level in Parkland, Florida, perhaps this is a sign of good things to come for the rest of the year and into 2012!
