Is Your Parkland Home Not Selling And Expiring?

When you list your Parkland or South Florida home for sale, there is an expiration or termination date on the contract.  When a home goes “expired,” it is not longer for sale on the MLS.  At the end of June and into July, there will be an historical amount of homes that become expired, as the overall housing market continues to stabilize.  As a result, you are free to extend the listing agreement with your current Realtor,choose another real estate agent, or take your home off the market entirely.

Extend Your Listing With Your Current Agent

Now that your listing has expired and not sold, it is time to seriously evaluate the job of your current real estate professional. Understand that over 50% of all listings end up expiring with the first real estate agent.  In fact, from January 2011 to present, there has been 88 Parkland single family homes that have not sold and expired on the market.  Also, there has been a total of 187 homes that have sold and closed so far this year.  As a result, it is imperative for you to interview another agent if you are serious about selling your home.  Even if you remain with your current agent, you will receive more insight and a different perspective in order to better educate yourself during the listing process.  If you had to get surgery, wouldn’t you get a second opinion?

Choose A New Listing Agent

It is important to evaluate the performance of your current listing agent.  Did you allow him/her ample time to market and sell your home?  If so, it is time to seek the advise and feedback from another expert in the field.  Did you receive feedback from the buyers that saw your home during the listing period?  Please contact us, so we can provide you with a list of questions to ask when interviewing the right agent for the job of selling your home.  Your home is one of your largest financial assets.  Please make sure that you interview a true local Parkland expert that has a success selling homes in your area.

Calling All Parkland Home Buyers and Home Sellers – NOW Is The Time To Make A Move!

parkland-real-estate-sold-signsIt has become a daily question from potential clients as to when is really the best time to sell or buy real estate.  We certainly do not have a crystal ball, or I would not be selling real estate.  Instead, I would sipping on a margarita on a tropical beach somewhere in the Caribbean.  But, we do go by numbers and realistic market expectations.

The Sun-Sentinel reported earlier today that, “Sales of existing homes in Broward County hit 1,142, up 6 percent from a year ago. It was the third consecutive month that the [Broward County] eclipsed 1,100 sales.”  Buyers are taking advantage of both record low mortgage interest rates and low price points.  But, we are telling are clients that mortgage interest rates will increase in the coming months and into next year making now the best time to pull the trigger on a home purchase.

Sellers also need to be aware that now is the right time to put their homes on the market for sale.  Unfortunately, with good news also comes bad news.  The same Sentinel article also announced that homes prices have continued to decline. Broward County’s median’s price was $188,500, which is down 17 percent from a year ago.  Also, most experts concur that prices will decline, but not as drastically as they have in the past years.  As a result, sellers can put more money in their pockets if they sell NOW instead of waiting!  Time is of the essence.  But, banks and lending institutions are seeing the same statistics of less available homes for sale and will soon start putting their bank foreclosure inventory on the market.

Buyers also need to be aware that even though home prices are expected to decrease, overall monthly home costs will certainly increase as well.  Mortgage interest rates, along with property insurance, are on the rise making it harder in the future for buyers to qualify to purchase new homes.

Bottom Line: No matter if you are looking to buy or sell real estate in Parkland or South Florida, NOW is the time to make a move!  Even better, if you are looking to sell and then buy, you are in the driver’s seat!

Pine Tree Estates – Market Activity – 2010 To 2011

Since, we received a great response from our Parkland Real Estate profile on Parkland Isles, we wanted to discuss the Parkland community of Pine Tree Estates. Our team has sold many homes in Pine Tree Estates over the years, making it one of the most popular communities in all of Parkland, Florida.

In 2010, there was a total of 23 homes sold in Pine Tree Estates.  So far half way through the 2011 year, there has been 12 total home sales in the Pine Tree Estates community.  What does this mean?  Are there more sales taking place now than in 2010?  Where have prices gone from 2010 to 2011 in Pine Tree Estates?  Below, please see two charts:  The first is from 2010, and the second chart is from this year so far:

The highest priced home sale so far in in 2011 was for $1,620,000, and the average sales price was $672,566.  The average home sold for 94% of the list price.  So far in 2011, the average sales price has only fallen by 3% from last year.  As a result, the Pine Tree Estates community has remained consistent in the average sales price for the past two years.  Overall homes sales should remain steady again for 2011.  So far, there has been 12 total sales half way through the year.

Pine Tree Estates is one of Parkland’s first prestigious communities with over 633 homes developed from 1974 to present.   There is no homeowner’s association in the community, allowing homeowners to build on and have horses on their properties.  Pine Tree Estates homes sites are on 1-3 acres lots located on the north and south side of Holmberg Road, 1/4 of a mile west of 441 to Riverside Drive, in the heart of Parkland.

There were 36 total single family sales for the month of April, 2011 ranging in price from $189,999 to $900,000. Last month, there were 30 total single family home sales. There was 6 more  Parkland single family homes sold in the month of May, 2011 than in April, 2011. Among the May sales, 18 were distressed sales (bank foreclosures, short sales, or corporate owned properties). 50% of all sales were distresses one, which is approximately 1/4 of an increase from last month’s sales.   Banks and lending institutions are starting to get with the program in regards to negotiating short sales, which is a very good thing for the overall stability of the Parkland real estate market.  11 of the 18 distressed sales were short sales and were mostly in the price ranges of $200,000’s to $400,000’s.

Also, we have definitely seen an increase in buyer activity in Parkland’s Heron Bay community, where 12 of the 30 sales took place for the month of May, 2011. These buyers gobbled up great properties at fantastic price points.  Summer is just about here!  It’s time to get off the real estate fence and come see why Parkland Florida is such a popular place in South Florida to raise a family and live the Parkland Lifestyle.
