Did You Buy A Home In Parkland Florida Last Year?
File For 2011 Homestead Exemption By March 1, 2011
Calling All 2010 Home Buyers! You must file by March 1, 2011 for your 2011 homestead exemption. In order to qualify for Florida Homestead Exemption, you must have met the filing criteria:
- Be a U.S. citizen or legal resident
- Own a residential property and have title to the property
- Must occupy the property as a permanent and primary residence as of January 1, 2011
- Only persons listed on the exemption application will receive the homestead benefits
- Cannot have a homestead or other residency-based exemption in any other county, state or country. Florida Statutes allow only one Homestead per “family unit”
- If home is owned jointly by a husband and wife, either party may apply in-person for the homestead benefits
Failure to file your homestead exemption on your primary residence could cost you thousands of dollars in savings this year! If you do not wish to apply in-person, you can go online by visiting: Broward County Homestead Exemption

Our philosophy as local Realtors here in Parkland, Florida is to always to meet and exceed our clients’ expectations. Now, I can actually put myself directly in my clients’ shoes. I have sold many homes in Parkland to friends. But, it is truly a special opportunity to use my expertise when helping my brother and sister-in-law purchase in the City of Parkland.
I truly enjoy my profession. There is no better feeling than negotiating the best deal for clients and seeing their faces when I tell them that they can now move into their dream home. I feel like I played a pivotal role in my clients’ lives, especially when I know that their young family will grow up and share many memories in that home.
I have helped my brother and sister-in-law sell their last home. But, I know that their next purchase will be their dream home, where my niece and nephew will grow up and mature. It brings back great memories that my brother and I shared together when we were younger and just moved into my parent’s dream home. I am sure that my niece and nephew will enjoy their Parkland home like we did growing up.
We have submitted a formal offer to purchase a home. I am just as excited as my family to hopefully put this deal together for them. Wish us luck!

Is Now The Best Time To Purchase A Home In Parkland Florida?
The Cost of Waiting for Parkland Home Prices to Fall
Many of our current clients are asking us when will be the best time to purchase a new Parkland home. Many buyers are still sitting on the fence waiting for home prices to hit bottom. Buyers want to have some assurance that they are purchasing at the best possible price. The Parkland Parrot Real Estate Team agrees that home prices will continue to fall in 2011. But, we disagree that waiting for prices to hit rock bottom is the best financial decision for buyers sitting on the sidelines.
It is imperative that any home buyer first speak with a mortgage professional. Buyers should be more concerned about cost than housing prices. Remember, you are not just buying a property, but paying a monthly mortgage payment. As a result, cost needs to be on all buyers top list of concerns! Your mortgage professional will tell you that the cost of a house is based not only on the price of the home, but on the current interest rates.
PRICES:
According to the National Association of Realtors (NAR), home sales increased by 15.4% in the 4th quarter of 2010 over the 3rd quarter of 2010. NAR also highlighted in their research report that prices remained stable during 2010.
On-the-fence buyers probably feel good that they delayed their home purchase in 2010, as home prices certainly did not increase. But, recent news shows that monthly payments have increased and will continue to increase in the coming months.
INTEREST RATES:
Freddie Mac recently released its Primary Mortgage Survey showing that current interest rates on 30 year mortgages was at 5.05%. Vice president and chief economist for Freddie Mac, Frank Nothaft, stated, “Long-term bond yields jumped on positive economic data reports, which placed upward pressure on mortgage rates this week…As a result, interest rates on a 30-year fixed-rate mortgage rose to the highest level since the last week in April 2010.”
As a result, interest rates have increased dramatically over the past 90 days and will continue to steadily increase this year. What does this mean for potential Parkland home buyers looking to pull the trigger on a purchase in 2011?

By not purchasing a home in the last 90 days, a purchaser lost:
- $179.00 Per Month
- $2,147.00 Per Year
- $64,000.00 Over a 30-year mortgage term
BOTTOM LINE
Even if prices fall another 10% by the end of 2011, your monthly mortgage payment will increase if interest rates increase by more than 1% this year. We are telling our clients not to worry as much as to where prices may go and instead be more concerned where mortgage interest rates will climb to later this year. You do the math!

Amazing Resident Turnout At Parkland Polynesian Festival
Parkland Parrot Real Estate Team Sponsors Polynesian Festival At Pine Trails Park
Hundreds of Parkland residents and their families attended the annual Polynesian Festival at Pine Trails Park Amphitheater this past Saturday evening. There was something for the entire family to enjoy at the festival. Our Parkland Real Estate Team is a sponsor and gave away free non-alcoholic Hawaiian ices to all attendees.
There was also arts and crafts for the kids, and Polynesian Proud Productions performed native Hawaiian music and an exciting fire show that left the audience in awe. At the end of the show, the Polynesian entertainers had all of the Parkland children come on stage to learn a special Hawaiian dance.
