New Parkland MLS Home Search Feature
Parkland Parrot.com Launches New Property Search Features
We are always striving to provide the public with the ultimate online Parkland real estate resource. We just implemented a couple new features to make it easier for our clients to search for Parkland and South Florida properties.
Now, on our homepage, users will be able to use our new MLS Quick Search feature to look for Parkland and South Florida homes. Using the convenient tool on our homepage, users can view properties that match their purchasing criteria. In fact, users can even specify if they want to search only short sales or bank foreclosures.
Another new feature is that users can now view all 30 Heron Bay communities in Parkland and Coral Springs on one convenient page. Each community in Heron Bay has its own page dedicated to its own unique features and benefits. Users will also be able to see pictures of various models in order to learn more about each Heron Bay community. 71 Foreclosures Sold In Parkland Florida During 2010
71 Total Parkland Bank Foreclosure Single Family Real Estate Sales In 2010
In 2010 there were 71 bank foreclosures (single family) sold in The City of Parkland, FL. Of these 71 homes, the average selling price was $366,000. The highest foreclosure sold in Cypress Head for $651,000 (7201 Cutter Ct, Parkland, FL 33067), and the lowest sold in Mill Run for $119,900 (6475 NW 77th Pl, Parkland, FL 33067).
The Parkland real estate market experienced an increase in the number of bank foreclosures sold in 2010 from 2009. There were 65 bank foreclosure listings sold in 2009 (6 fewer than in 2010). Many of the foreclosures sold in 2010 closed for asking or above asking price with an average of over 98% list to sale price ratio.
Also, the average days on the market for Parkland bank foreclosure listings in 2010 was officially 37 days, but many of the listings went under contract in a matter of days to weeks after they were listed for sale.

Also, there were 390 total single family sales in all of Parkland in 2010. There were also 90 short sales (pre-foreclosures) sold in 2010. As a result, there were 161 total distressed sales in 2010 (41%). Like it or not, foreclosures and short sales will continue to be a part of the real estate market in 2011.

As we enter the new year, homeowners that are upside down on their mortgages are growing at rapid pace. But, have no fear! The Parkland Parrot Real Estate Team is here!
We are helping dozens of distressed Parkland and South Florida homeowners successfully negotiate with banks through the short sale process. In the beginning of 2011, our team helped Fernando Incarnacao, and his family in Parkland’s Mill Run community, negotiate a full release of debt of his mortgage with US Bank. It only took our team 4 months from the time we met the Incarnacao family until the January 4th closing date to complete the short sale process.
The Sun-Sentinel quoted our story in Paul Owers’ article: Short sales spike across South Florida in 2010. Mr. Incarnaco was in tears of joy after closing on his property. Now, he and his family can move on to the next chapter in their lives with a peace of mind. Purchase Great Produce and More At Parkland Farmers Market
Parkland Florida Farmers Market
Parkland Farmer’s Market is back, and local residents are enjoying the great produce and other vendors right in their backyards. If you are looking for fresh vegetables, fruits, homemade items, and much more then you must come to the next Farmer’s Market. This year, there are a lot more vendors offering various goodies.
The last Farmer’s Market, Rosy and I enjoyed authentic southern barbecue, which was absolutely delicious, especially the homemade macaroni and cheese. We also enjoyed the guacamole dip which was made for us right there at the booth. There are also many arts and crafts booths along with a bounce house for the kids. So, this is a local event for the entire family to enjoy!

There were 37 total single family sales for the month of December, 2010 ranging in price from $175,000 to $2,150,000. Last month, there were 20 total single family home sales. There were 17 more Parkland single family home sold in the month of December than in November, 2010.
Among the 37 sales for the month of December, 15 were distressed sales (bank foreclosures or short sales). The Parkland real estate market saw a large spike in sales for the month of December. Let’s hope the trend continues in the first quarter of 2011.
We are receiving more and more buyer inquires about the City of Parkland which is great news for the overall real estate market. We expect the market to pick up in the coming weeks and month as more and more people are attracted to the many features and benefits in Parkland, Florida.
