Don’t Be Stuck On Your Parkland Listing Price

In today’s ever changing real estate market, it is imperative that a real estate listing agent and his/her seller continuously re-evaluate the current market value of a home in a particular neighborhood.

Rosy and I had a listing in Pine Tree Estates that required a price reduction due to two other homes selling that brought the values down.  Fortunately, we immediately met with our clients and advised them of the last closed sales.

As soon as we adjusted our asking price, we received a 100% increase in the number of showings from potential buyers.  As a result of our readjustment, we put the home under contract in 2 weeks and closed earlier this month.

The moral of this story is that listing agents should be on top of all sales that effect the value of the listing.  Real estate agents should not wait until the listing agreement is about to expire to advise the sellers to reduce the price.  The agent is only hurting himself/herself as well as the seller.  Today, the current average listing agreement is for 6 months.  In this time frame, the market can change dramatically.

If you currently have your Parkland or South Florida home on the market for several months and have not reevaluated the price, it is probably necessary for you to speak with your Realtor to do so.  Don’t be stuck on your price, or your home will not sell!

Parkland Commission Approves New Energy Lights At Terramar Park

New Eco-Friendly Lights Coming To Terramar Park

terramar-park-parkland-floridaThe City of Parkland is dedicated to going more green.  Earlier this month, the City Commission approved a contract to install more energy efficient lighting at Terramar Park athletic fields.  The city will save approximately $107,000 over then years.  Also, the city will only have to pay $9,000 for the new lights, which will a large amount of the money will come out of a $180,000 grant recently awarded to Parkland.

We thank the City of Parkland, and Scott Davidoff, Parkland Parks and Recreation Director, for his continued efforts to making Parkland even more greener!

Parkland Real Estate Single Family Market Home Update For September 2010 Presented By Realtor Michael Citron

parkland-septemeber-real-estate-home-salesThere were 29 total single family sales for the month of September, 2010 ranging in price from $205,000 to $999,000. Last month, there were 35 total single family home sales. There were 6 less Parkland single family home sales in the month of August than in July, 2010.

Among the 29 sales for the month of September, approximately half (14) of the sold homes were located in Heron Bay & Parkland Golf & Country Club.  Like, the previous months, many of the short sales and foreclosures are located in both of these communities.  With all the buzz surrounding the great sales success for the new pre-construction homes at Parkland Reserve, many buyers are looking to purchase in West Parkland.  As a result, more and more Parkland home inventory is selling, which again helps the overall Parkland real estate market, which is still absorbing the short sales and foreclosures.

The distressed sales (short sales or bank foreclosures) in Parkland have been moving at a faster pace than in previous months.  13 of the 29 total home single family home sales were distressed. Hopefully, as this inventory is sold to end users, the overall Parkland real estate market will continue to improve.

Parkland Real Estate Home Market Update For August 2010

First, the Parkland Squawk would like to apologize for our delay in displaying the sales report for single family homes in Parkland for the month of August.  But, better late than never!

August, 2010 Parkland Single Family Real Estate Market Update

parkland--real-estate-sales-august-2010There were 35 total single family sales for the month of August, 2010 ranging in price from $240,020 to $1,100,000. Last month, there were  39 total single family home sales. There were 4 less Parkland single family home sales in the month of August than in July, 2010.

Among the 35 sales for the month of July, 16 sales were located in Heron Bay & Parkland Golf & Country Club.  Many of the short sales and foreclosures are located in these two communities.  Buyers continue to purchase these homes at record low prices.  The buyer activity in these two communities has been very consistent for the past 6 months, which is great news for the overall Parkland real estate market.

Both the short sale and bank foreclosure inventory has been moving.  As a result, 20 of the 35 Parkland single family homes sold in the month of August have been distressed sales (short sales or bank foreclosures).

City of Parkland Is Taking Out The Trash With New Solar Compactors

parkland-environment-greenAs an eco-friendly city, Parkland is striving to conserve energy and go green!  Recently, the city announced that nine new BigBelly solar garbage compactors are being installed in Pine Trails Park and Terramar Park in order to help cut down the trash collection costs.  The compactors store up energy throughout the day and are programmed to crush the trash as the bags get full.

As a result of installing these new solar compactors in the parks, they will be able to hold 5 times more trash than a typical 25 gallon trash receptor.  Parkland’s goal is to replace all trash compactors with these new solar ones in the near future! Let’s support the City of Parkland’s goal and use these environmentally friendly devices, while enjoying our parks!
