FEMA Announces No Relief For Parkland Chinese Drywall Victims
The Sun-Sentinel reported today that Federal Emergency Management Agency (FEMA) will not offer assistance to homeowners affected by Chinese Drywall. This comes as a major blow to our Parkland residents in Heron Bay and Parkland Golf And Country Club
Local attorneys representing homeowners with Chinese Drywall said that FEMA’s refusal to offer relief and further investigation to this major problem is proof that the federal government does not understand the extent of the problem. FEMA has stated publicly that Chinese Drywall does not constitute as an emergency or major disaster. However, the Florida Division of Emergency Management will try other options in order to help homeowners receive the necessary aid.
Parkland homes effected by Chinese Drywall are selling at bargain prices. As a result, it is negatively impacting the local market in Heron Bay and Parkland Golf & Country Club. I recently wrote an article that received a lot of attention in the public: Buyers Can Steal Parkland Chinese Drywall Homes. Many of these homes are now selling in the $200,000-$300,000 price range.

Calling All Parkland Families! The popular Egg Hunt is back again! The City of Parkland and Parkland Parrot Real Estate Team at RE/MAX welcome all residents to this fantastic FREE event which will feature 20,000 eggs, bounce houses, food, and entertainment. This event is open to Parkland Residents Only and pre-registration is required.
Egg Hunt Hours
9:30 am- Ages 0-4
9:45 am- Ages 5-8
10:00 am-Ages 9 and up
Registration can be done in person at the Parkland Amphitheater located in Pine Trails Park or online. Registration must be completed by 5:00 p.m. on April 2nd. Each participant will receive a free egg bag to collect their eggs and no other egg baskets will be permitted.
This FREE event promises to be fun for all ages! Please call Colleen O’Dea, Special Events Coordinator, at (954) 757-4120 for more information. We will also be raffling off prizes and have Bobby the Balloon Maker at our table to entertain the entire family.

First Time Homebuyer Tax Credit Expires in ONLY 43 Days
Calling ALL Homebuyers and Home Sellers! Real Estate is RED HOT right now!
The $8,000 first-time homebuyer tax credit will expire on April 30, 2010. This means that all potential first-time homebuyers, or buyers that have not owned a primary residence for the past 5 years, must have an executed purchase agreement in place by April 30,2010 and close at the end of June.
Buyers are NOT looking for short sales, as these homes will most likely not be able to close before the end of June. As a result, potential home sellers should get off of the fence and list their homes on the market for sale, as buyers are willing to pay a premium in order to receive the $8,000 tax credit.
Many of our clients, both buyers and sellers, are asking if we feel that the first-time home buyer tax credit will be extended again. I recently wrote an article addressing entitled: Should Homebuyer Tax Credit Be Extended Again?
We would be surprised if the government extended the $8,000 first time homebuyer tax credit based on the information provided to the real estate community. But, even if the tax credit is extended, FHA guidelines will tighten making now the best time to buy or sell real estate!

Parkland Real Estate Home Market Update February 2010
There were 19 total sales for the month of February, 2010 ranging in price from $216,000 to $1,650,000. Of the total sales in the month of February, 11 were regular sales, 5 were short sales, and 3 were bank foreclosure sales.
Good news is that Parkland had 9 more total single family home sales in February than in January of this year. We have increased our sales momentum, which is good for our overall market.
Unfortunately, of the total 19 sales, 8 of them were distressed sales which proves that short sales and bank foreclosures will continue to have a negative impact on the real estate market.
On a brighter note, we expect to see more sales in the next three months as sales momentum from buyers should increase due to low interest rates, the $8,000 first time home buyer tax credit, and knowing that FHA mortgage guidelines will tighten in the Spring and Summer months making now the best time to get off the fence and buy a Parkland home.
