Happy Holidays From The Parkland Squawk

We would like to wish everyone a very Merry Christmas and Happy Holidays!  We know that taking a break from work and spending time with loved ones is what life is all about!

Please also remember the less fortunate during the holidays and give back!  It is always better to give than to receive.  You can still volunteer at your place or worship or soup kitchen!  We will be volunteering our time tomorrow from: 11:00-2:00 p.m. at All Saints Catholic Mission located: 3350 Powerline Road, Oakland Park, FL 33309.  If you would like to volunteer, please let us know.  Enjoy The Holidays!

Unlike Florida, Louisiana Passes Law For 5 Million For Chinese Drywall Repairs

Calling Florida Legislature!  Can we please use our state’s unspent disaster block grant money to help Florida homeowners affected by Chinese Drywall?

Recently, the State of Louisiana passed a law allocating 5 million dollars  of the state’s grant money used for disaster relief to help repair Chinese Drywall in homes.  Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, toured South Florida homes covered in Chinese Drywall and recommended that Florida look into using disaster relief grant money.

In Louisiana, some of the grant money is also being used to help relocate residents with Chinese Drywall to rental properties.  The disaster relief funds are also being allocated to help test for Chinese Drywall and perform home air quality tests.   A recent Sun-Sentinel article reported that there is as many as 36,000 homes in Florida affected by Chinese Drywall.

Big question that I have, as well as many politicians, such as Senator Bill Nelson, is how much money does the State of Florida have left in its disaster relief fund?  Also, could the state place restrictions on how much money a person receives based upon their income levels?

Let’s hope that Florida follows Louisiana, as thousands of Florida homeowners are suffering throughout this long process, especially in Heron Bay and Parkland Golf & Country Club!

Don’t Lose Your Friendship Over Real Estate … Is It Really Worth It?

Do Not List Your Home For Sale With Your Realtor Friend!

I have recently heard horror stories from Parkland homeowners that had awful experiences listing their homes with friends in the real estate business.  It is always more difficult to work with a friend or family member when trying to sell, especially in today’s real estate market.

Business is business!  Selling one of your largest financial assets is a very important decision!  Your friend or family member might not have the experience necessary to help negotiate the best sales price and terms!

If you still decide to list your home with a friend in the real estate business, then make sure to interview and demand the same hard work and dedication that a top-producing agent in your area would provide!

Parkland Residents Enjoy Farmers Market

What a beautiful day to bring out the family to Parkland Farmer’s Market.  The Farmer’s Market occurs twice per month and is located next to the Equestrian Center.

I took some time away from my real estate schedule to take my niece, Samantha, who enjoyed eating everything from the freshly baked bread, pretzels, to the homemade cupcakes.

The weather was cool, but not too cold.  I strongly suggest that all Parkland residents attend the next Farmer’s Market which will be Sunday, December 20th, from 9:00 a.m. to 1:00 p.m.  Parking is free, and I promise that you and the rest of your family will enjoy!

Parkland Real Estate Market Update For November 2009

31 Parkland Single Family Sales In November, 2009

There were 31 total single family sales in Parkland ranging from $280,000 to 1.2 million.  13 were Short Sales, 6 Foreclosures, and 12 Regular Sales.  39% of the homes that sold were Regular Sales, and 61% were Distressed Sales.

There were 13 more sales in the month of November than in the month of October, which is great news! Other exciting news is that there were many sales this past month in both Heron Bay and Parkland Golf & Country Club.  16 Sales alone were in Heron Bay, and 6 Sales were in Parkland Golf & Country Club.  These two communities have been affected by Chinese Drywall, and FINALLY both communities are showing signs of life in closed sales!  Both communities offer tremendous amounts of upgrades and resort-style amenities for residents.

With 61% of ALL sales being foreclosures and short sales, this trend will certainly continue into the New Year.  Overall, I am very pleased with an increase in sales for the month of November.  Sales are actually picking up, and I hope this trend continues into 2010!
