What Is The Difference Between An Approved And Unapproved Short Sale?

Many of our potential buyers are asking this same question before putting an offer on a property.  The answer we tell them is:  Not Much!

With the lack of properties on the market for certain price ranges, the options of putting offers on “Approved” short-sales certainly represent an option for many buyers. However, after weeks of waiting, the buyers are still looking for an answer from the lien holders (the banks).  At this point, this is where the misconception of the “Approved” word comes in.

An “Approved” Short-Sale simply means that the bank, or lien holder, has already processed most of the paperwork required from the homeowner to approve the short-sale.  In many cases, the bank has also received the BPO (Broker Priced Opinion) with an estimated value for the subject property. Parkland Real Estate Market Update For September, 2009

26 Homes Sales In Parkland For The Month Of September

As you can see from the chart below, many savvy Parkland homebuyers are taking advantage of the record low prices being offered on homes in Parkland Golf & Country Club.  The highest price sale for the month of September was a 6 bedroom mansion in Parkland Golf & Country Club which closed for $2,271,412, significantly discounted off the $2,900,000 asking price.  The lowest priced home to sell was a short sale 3 bedroom listing in Parkside Estates at a bargain price of only $226,000.


Parkland buyers are seeking deals and many of the sales were in the $300’s to $400’s.

What a great time to buy!  NOW is the time for potential buyers to get off the fence and buy at record low prices!  Interest rates are back to record lows and jumbo loan restrictions have eased up as well!

Silence Your Phone, Not Your Life!

According to a recent U.S. News & World Report article, 20% of people are sending text messages while driving.  The percentages skyrocket to 66% in drivers between the ages 16-24.  At least 16 states are considering legislation to ban text messaging while behind the wheel.

The City of Parkland’s Mayor Michael Udine, with the inspiration from: TTYL (Talk to you later) Inc., a group comprised of Marjory Stoneman Douglas High School sophomores, is one step closer to enacting a law banning the use of cell phone text messaging while driving.  The ordinance already passed on its first reading and will soon become law after a second discussion at the next City Commissions’s meeting schedule for October 7th.  The fine could be from $100 to $250.

Let’s seriously put the cell phones down while driving.  With many narrow streets in our city, all Parkland drivers need to stay focused on the roads.  Or else, your teenager could be the next victim!
