Jennifer Lopez and Marc Anthony Become South Florida Homeowners At Miami ICON At Brickell
Newely dubbed Miami Dolphins minority owners, Jennifer Lopez and hubby Marc Anthony recently purchased a unit at ICON At Brickell in Miami, Florida. Anthony bragged about the couples new digs during an interview with People Magazine. He added that once their unit is fully decorated and ready to hold the star couple, it will become “the sexist place in town.”
According to Luxist.com, the ICON at Brickell, designed by Philippe Starck, is a three-tower condominium complex that includes the Viceroy Miami Hotel. Amenities include five restaurants, rooftop pool, concierge and valet services, along with multiple pools and spa and fitness center. Maybe residents will be lucky during football season to catch a glimpse of JLO taking in the Miami sun at the rooftop pool?
The real estate word on the Miami streets from EWM Realtor, Kevin Tomlinson, is a little shocked that the celebrity couple would purchase in a condominium project with 1,800 people and only 30 units that have actually closed on.
The developer is currently trying to lease many vacant units in the project. Tomlinson adds that it will most likely take years for the ICON At Brickell to actually sell the majority of the available units! The verdict is still unknown how the star couple will react to living among tenants and a plethora of vacant units.

30 Year Mortgate Rates Under 5% Again?
More Positive Real Estate News: Mortgage Rates Under 5% Again
With the local real estate market starting to pick up, more good news from
the homefront that interest rates are down at record levels again!
According to James Venney, a mortgage banker with Gibraltar Private Bank and Trust, mortgage rates on 30 year fixed loans have fallen under 5%. Even more exciting that jumbo rate loan (loans over $417,000) restrictions have relaxed recently. Venney also points that buyers can now put down 20% and get a rate in the high 5% range.

As a result of the drop of interest rates and especially the relaxed jumbo rate loans, this is all GREAT news for the Parkland real estate market!
Parkland price points are higher than most Broward County cities where buyers in the past were having difficulty coming up with the high downpayment requirements to get jumbo loans. If rates stay in the low 5%, we will have a strong finish in 2009!

The Lazy Way To Advertise A Parkland Home
Lazy Parkland Listing Agents Equals No Sale
While Browsing Parkland properties every day for my clients, I can’t help but recognize many Parkland homes put on the MLS for sale by Realtors with crappy pictures, no room measurements, no virtual tours, and on and on.
Here is an active listing in Ternbridge Estates currently on the market for $1,300,000 with ONLY two pictures that you would need a magnify glass to see. Is at least a $39,000 commission not enough of an incentive to hire a professional photographer to to place the 16 picture limit on the MLS and then 25 total pictures on Realtor.com? 
Imagine if you were the seller of this property! How many potential buyers in the past 5 months that the home has been on the market are not even thinking of looking at this property? Would you want to see this property by the way it is portrayed on the MLS & Realtor.com? I think not!
If you are thinking about selling your Parkland property, make sure to keep track of your Realtor. Ask for copies or links to all online and print marketing. Make sure to properly interview the right agent for the job of selling your home! Or else, you could be on the market for 5 months or more and be totally oblivious to why your home is not receiving any attention! But, one bad apple doesn’t spoil the bunch.

Inventory In Parkland … Now Is The Time To Call Us
Calling Parkland Residents! If you have been thinking about selling your home, NOW may be the best time to sell! With the real estate market starting to correct itself, inventory has plummeted in the last 6 months to record lows. I hear through the real estate grapevine that Parkland buyers’ agents cannot find properties for their clients and are seriously getting frustrated making offers on homes that are already under contract or have multiple offers and over asking price offers! My opinion is that this is GREAT news meaning that demand is starting to outweigh supply in Parkland and other neighboring areas in Broward County.

Broward County Residents Appeal Tax Increases
We all have received our preliminary trim notices in our mailboxes. Many residents are taken back at the property tax hikes.
The South Florida Business Journal reported that, “In Broward County, which is facing a $23 million budget deficit, 5,291 petitions for appeal have been filed with the value adjustment board. The deadline for accepting petitions is also Sept. 18.” Read the rest of this entry »
Finally Good News For WCI Homeowners With Chinese Drywall

WCI Communities is scheduled to emerge from bankruptcy protection, which is great news from WCI community residents with Chinese Drywall. WCI Communities will now setup a trust account to deal with the many Parkland homeowners affected by Chinese Drywall in their homes.
Finally, these residents will be able to receive relief from WCI Communities, who did not have to address the Chinese Drywall problem because the company was protected under the bankruptcy laws.

The Tampa Bay Business Journal reports, “In January, WCI said in a filing with the Securities and Exchange Commission that it was setting aside $11 million for homes that needed air conditioning coil replacement, “which may or may not be related to the Chinese drywall.”
According to the Sun-Sentinel, WCI Communities stated in court documents at least 200 WCI built homes had defective drywall. Parkland Golf & Country Club and some communities in Heron Bay were the two major areas in Broward County affected with Chinese Drywall.
I wrote an earlier article: Parkland Chinese Drywall Task Force where the City of Parkland has setup a task force to deal with this direct issue. Let’s see how the city responds to this news from WCI Communities.
WCI Communities also stated that affected homeowners must file claims. I strongly recommend that Parkland residents with Chinese Drywall in their homes consult with a local attorney.

Parkland Chinese Drywall Task Force Established
Parkland Chinese Drywall Update
On April 1, 2009, the Parkland City Commission met to discuss the Chinese Drywall issue with over 100 residents in attendance. As a result, the city has organized a task force to research the problem further and provide a fact finding report to be presented to several government agencies.
The goal of this report is to determine how many Parkland homes have been affected by Chinese Drywall and then petition these findings to state and federal legislators to obtain assistance for the affected homeowners.
The City of Parkland has designated a page on their website to the Chines Drywall issue, so Parkland residents can stay updated. Please click on the following hyperlink: Parkland Chinese Drywall .
The city is also asking affected homeowners to fill out an online survey in order to gather more information on particular neighborhoods and homes that have been affected. Please click here for the online survey.
In order to complete the survey, Parkland residents must complete the following:
- The name of your builder/developer.
- The year your residence was built.
- Information about whether any persons in your home may have had adverse health issues that you believe may have been caused by Chinese Drywall.
- Whether you have contacted your builder, insurer and lender and what responses have been received.
- The names of your lenders and insurers.
- Whether you intend to vacate your residence.
The Parkland Building Division has also got involved with the task force and will provide records of homes that were constructed in Parkland from late 2003 to 2007 in order to help get better acquainted with which Parkland communities more likely have been affected by Chinese Drywall.
On a positive note, all Parkland city buildings and schools were not constructed with Chinese Drywall. Residents can at least breath easier knowing that their families will not be exposed in any Parkland buildings.
