Can’t Sell Your Parkland Home With Open Permits

Parkland Sellers Have Problem With Open Permits
I am representing a seller who installed a fence in his backyard a few years ago. Unfortunately, he neglected to double-check if the fencing company closed the permit with the city. After getting his home under contract, title was pulled on the property, and walla: an open permit.
There is only a week before closing, so we are rushing to get the proper paperwork filed to remove the open permit. ALWAYS remember when having any additions made to your house that you MUST make sure that the permits are closed on your property after the work is completed. Remember, make sure that you are provided with written proof that the permit has been closed with the city before you cut the final check for the service.

Many times, when we receive buyer inquires from our advertisements, people only ask for the price and some more information on the home. When we ask if the person is qualified, they are not forthcoming with this extremely important question. Many Realtors will become tour guides driving people around town and truly not know if they are 100% qualified even to purchase a home.
Purchasing a mortgage is certainly not as easy as a couple of years ago. Banks have tightened their purchasing requirements, so again it is imperative that potential buyers first learn about their financing requirements and sit down with both an expert Realtor and mortgage professional.

Calling All Parkland Home Sellers: Pricing Is Everything

Proper Parkland Pricing For Home Sellers
Many Parkland sellers are thinking in the past instead of the present when it comes to pricing their homes for sale! I tell my sellers that it is better to price their homes competitively and closer to where the home should sell than overpricing and never receiving any showings. No showings equals No offers. Period!
I hear the saying, “But Michael, we need to price our home higher to leave room for negotiating.” My response is that if you leave too much room, there won’t be any negotiating. When a potential buyer finds the right property and writes up an offer, he/she then becomes personally attached to the home. Before the offer comes in, their is no warm, fuzzy feeling from the buyer. With the real estate market in Parkland starting to show signs of life, sellers need to be realistic and NOT overprice their homes. Imagine how many more sales would take place this month if more sellers of the less than 300 single family Parkland homes actually had their homes priced competitively? Think about it!

Parkland Real Estate Foreclosure Update
Current Parkland Foreclosure Real Estate Update
Currently, there are ONLY 289 active Parkland single family listings on the market, with ONLY 10 being foreclosure listings. Parkland residents should be ecstatic at this exciting news, as the market is showing signs of settling! Inventory is low and buyer activity has increased in the past few months. 
Typically, foreclosure, or bank owned properties, have a very large impact on the current market values of properties. Banks are trying to sell their inventory quickly at a discounted price. When a foreclosure sells, appraisers are forced to use these homes as comparable sales when performing appraisals on pending sales. But, the less foreclosure inventory on the market, the better the values will maintain through the rest of 2009 and hopefully into 2010. Also, with less than 4% of the active single family Parkland listings being foreclosures, buyers will be forced to look at regular listings. As a result, current Parkland sellers have been receiving more showings on their homes. More traffic will ultimately equals more offers!
If you are potential buyer who is still sitting on the fence, waiting to get a better price, think again! Many Parkland listings are getting multiple offers and are closing close to asking prices. Potential buyers are starting to smell the coffee!
